home buyer: Future of Multi-Gen Homes - 05/19/19 06:18 AM
Let us face it. Our population is aging. There has been an increase in access to good healthcare. Medical technology is emerging. Lastly, more public information about how to stay healthy is available. Comparatively, the real estate industry is so far behind with developing larger segmented homes to accommodate multiple generations (Multi-Gen) in one space. As a result, there is a Multi-Gen home shortage.
Aging PopulationI do not need to throw a bunch of statistics at you regarding the aging population. We have been slowly watching the growth in our own families. Just last year, because of a crisis, I was living … (1 comments)

home buyer: How to buy a house - 03/13/19 01:48 AM
If a buyer is interested in buying a home, they should start the process 6-9 months before the purchase. It should begin with checking their credit. If any issues are found, they can work on that immediately. However, it takes several credit cycles (every 30 days) for the credit report to update. Credit is one of the 3 C's (credit, capacity, collateral) needed with buying a home and it is very important. Having a good to excellent credit score will determine how much you will pay to borrow money-essentially your interest rate.
When reviewing their credit reports, they should be looking for … (4 comments)

home buyer: Real Estate is Changing - 03/02/19 03:31 AM
There are cars flying over my head as I’m sitting on a park bench sending a text message on my arm. Yes, you didn’t misread and there are no typos in the above sentence. Welcome to the future. It may not be that far away from the time you are reading this post. I’m a Realtor/Broker/Owner/Author/Speaker and I recently wrote a book about my rapid rise to success titled “Burning Desire” ……. With this being said, my intentions were to write about a series of activities to focus on while climbing the success ladder in real estate. Well, after reading about … (4 comments)

home buyer: Showcasing Your Home to Sell - 01/12/18 05:29 PM
Once you've decided to put your home on the market, it's important to take a close look at it from the viewpoint of a prospective buyer. Objectively evaluating each area and then making your home "show ready" can have a major pay-off in terms of the offers it will attract and how soon those offers come in.

2. Keep it clean.
3. Keep it repaired.

2. Clean up pet areas
3. Repair screens, windows and doors

home buyer: Red Flags to Look for When Buying a Home - 12/05/17 02:06 AM
When you and your buyers are touring open houses, tell them to watch for signs of larger issues with the property. Jenna Dougherty and Greta Eoff of the DeMasi Group at Keller Williams Realty in Davis, Calif., shared items that should raise alarms for buyers.
Overpowering scent. If sellers are being too heavy-handed with scented candles or other fragrances, it could mean they are trying to cover up the source of more serious odors, such as a musty smell from mold, pets, or something else.
Poor tiling. If there are gaps in the tiles or if the tiles are slightly uneven, it may … (2 comments)

home buyer: My Dad dying and real estate - 05/07/17 01:36 AM
My Dad has passed away the afternoon of May 5th, 2017. What does this have to do with my real estate career? Well one word, everything.
My Dad, who I call Pops, was not in my life early on. He left us when I was born. But before he left, he made sure that my Mother did not name me Rosemary Jr. and I am forever grateful for that. As an adult we connected and established a relationship.  Even though that relationship was rocky and sometimes filled with anger and resentment, I'm grateful for it. I have long forgiving my Pops for missing … (3 comments)

home buyer: Discrimination Still Exist in Mortgage Industry - 01/27/17 02:06 AM
It is very sad that predatory lending still exist in the mortgage industry, making it extremely difficult for minorities to get  a fair mortgage and to keep their head above water. For all those that say this does not exist, the following information on recent settlements say otherwise.
JPMorgan Chase will pay $55 million in a settlement over claims the bank giant charged thousands of African American and Hispanic borrowers higher interest rates on mortgages than white counterparts.
Federal officials say the bank charged Black and Hispanic borrowers, on average, $1,000 more than similar mortgages issued to whites. The mortgages were reportedly issued … (1 comments)

home buyer: 10 Ways Buyer's Can Improve Credit - 01/20/17 05:13 PM
Buyer's will find it easier to get a home loan using these tips according to an article written 07/13/2016 by Johnson Fedrick.
1. Always pay on time.
2. Keep your credit owed within limits. A good ratio to have is below 50% of annual salary.
3. Always pay your dues on time, in full.
4. Use two credit cards if you are a definite credit card spender. If you have two credit cards, you can keep your usage percentage in control. For example, if you have a credit card with a limit of $20,000, and you charge  $15,000 on it, you used 75 percent of your … (1 comments)

home buyer: Buyer's Please Answer These Questions - 01/08/17 02:52 AM
Buyer questions that we as agent should ask and have answer will save the buyer and ourselves a lot of time.  I read this handout from a Buffini coaching session and decided to share it. This is something that I use to understand if my buyer is ready now, in 3months, or years from now.
1. What areas/neighborhoods are you looking into?
2. What is your present living situation?
3, Have you seen any homes in last month or so?
4. Are you presently working with a Realtor?
5. Have you signed any Realtor Buyer Contracts?
6. What is your time frame?
7. Have you purchased a home … (2 comments)
