Zillow's new service-ibuyer has hit the market in Phoenix, Atlanta, and Denver. There are three commercials which play on the emotions of a seller.  Zillow claims a seller would be interested in selling their home for cash to a company they know and can trust -all while making a bubble beard and cooking unicorn pancakes. Very cute, but misleading.
As there are many educated consumers that will be able to understand this arrangement, at the same time there are many others that will not. Unfortunately, a lot of sellers will not hire a professional realtor or real estate attorney to help navigate them … (4 comments)

sellers: A New Approach-Home of the Flat Rate Commission - 02/28/19 06:59 PM
Here is a somewhat new concept in the real estate industry-Flat Rate Commission! That is the focus of  Fierce Realty Corp based in Bala Cynwyd, Pa. The client will know exactly the fee for us to sell their home and it will be a lot cheaper than a percentage of the sale. The minimun commission on the listing side can go as low as $2500.
We also incorporate charitable living as we are rooted and grounded in the communities we served!

I make my sellers happy and show my value by:
 
1.  Consistent and excessive amount of communication
2, I provide market research
3. Report market activity
4. I am genuine
5. I am grateful that out of thousands of Realtors my client chose me.
 
My goal is to get from the kitchen table to the settlement table, quickly!

sellers: Why I don't like Lockboxes - 07/20/17 01:39 AM
I do not like lockboxes because of 3 reasons.
1. They are not safe. People that live alone should not have the keys to their home in a bock outside on the door, visible for all to see as well as easy access for anyone that received the code since the house went up for sale. I had a client who was home, in the nude, relaxing in her house-when two male agents and a male client came into her house using the lockbox key. They were 3 days late and they did not knock. The client almost fired me.

sellers: Unethical Agents, Brokers, Lenders - 07/20/17 01:05 AM
After surviving an 8-day settlement process, I wish to no longer cooperate with real estate agents that are not Realtors. The difference in my opinion is ethics and honesty. I do not know if that is a possibility with the MLS rules, but if not, I will surely advocate for such a thing. Why? Cooperating with agents that are free from following the Code of Ethics that we as Realtors pledge to follow is very frustrating. It makes the transaction process so much more difficult with having to decipher and read through lie after lie.

Don't listen to foolish advice about waiting until spring to sell your home. It just doesn't make sense. Over 14,000 homes sell everyday. Why wait? 
We are experiencing a severe low inventory housing market in Philadelphia and surrounding suburbs. There are more buyer's then sellers right now. We are experiencing multiple offers on most listings in our area. 
I reccomend to list for sale now. Do not wait!!

Now is the time to buy your dream home. Stop waiting! A lost opportunity may cost you! Why buy now? Well, I will give you three good reasons.
1. Mortgage rates are increasing. The rate for a FHA, 30 year fixed is currently at 4.75.  Just a couple of months ago, that particular rate was at 3.5. The longer you wait and delay your home purchase, will only cause you to pay more in the end.
