Looking for some fresh air and green spaces today (since the rain has stopped), I wandered down to the Newlin Grist Mill in Glen Mills, Pennsylvania. I had not been down there in years and it is right down the road from my favorite shopping spot, the Shoppes at Brinton Lake. And yes, it is in Delaware County, a stone's throw from my usual stomping grounds in Chester County.

As we all have observed in our part of the country, real estate activity in June in Delaware was reflective of the weather: everyone was hiding inside with the air conditioning turned up high and trying to avoid participating in the real estate market.
New listings were down almost 10% compared to the same time last year,  and closed sales were only up a fraction of a percent. The median sales price was only up about 2% compared to June of 2017, and about the same for the year to date as last year.

For the year so far, new listings in Southern Chester County, Pennsylvania are down 8% and closed sales are up only 1.4%. The only good news is that the median sales price is up 4.3% over 2017.

New Castle County, Delaware has an area we call "below the canal."  This is the area where part of the County became separated by a 14 mile long waterway connecting the Chesapeake Bay and the Delaware River. Plans first began in the 1820's for a canal utilizing locks between the river levels and mules and horses towing barges. This was problematic due to loss of water when locks opened and closed . I usually don't go walking at Winterthur in the rain, but it was an on and off kind of drizzle yesterday on March 1, as the gardens opened for the first time this year.
There are some nice grades on the walking paths, just the ticket for someone who is trying to get back in shape from a rainy, snowy winter. The winter hazels were blooming next to the visitor center.
Down the walking path, there were winter aconites (yellow), snowdrops (white) and crocuses (purple).

Many years ago there used to be a program on WFLN, a classical music station out of Philadelphia (the station no longer exists) and it was 5 or 10 minutes long and broadcast from the Campbell Soup Museum in Camden, New Jersey. It was hosted by an erudite gentleman by the name of Ralph Collier (who was born in Germany but spoke elegant English). We regularly get industry "insider" newsletters and the one today made me wonder what world these people live in.
  Cozy blankets galore. Nothing is better than a snuggly blanket on a cool winter evening. Drape heavier blankets over sofas, chairs or reading nooks, and even fold one up by the fireplace for stretching out on the floor. Just make sure it's safely away from the flames!  (cozy log cabin fireplace)

Although the weather people were predicting a big snow storm for today,  only the southern part of Delaware seems to have been hit hard. Up here in northern Delaware, although they are saying on TV that Wilmington had 4 inches, my neighborhood just had maybe an inch of slushy white stuff.

Kent County, Delaware home sales are picking up, as the report from May, 2014 shows. However, the uptick in activity in May has not been enough to bring year to date figures on an upward curve. New listings in May were up 13%, and pending sales were up 6%. For the year, another good sign for sellers is that the median sales price is up almost 7%. Inventory as a whole is still down, with single-family detached homes down 4%. In Kent County, Delaware, stretching from Smyrna to Milford, average sale prices in the last quarter were up less than 1% over the same time in 2012.  You can compare this with neighboring New Castle County, discussed in my New Castle County blog article.
Median prices were down almost 4% over the same period.
The number of homes for sale was down 6% from the previous year.
One similarity to New Castle County is the number of closed sales, both just under 8%.

The average home sale price in New Castle County, Delaware in the last quarter was up over 3%, not nearly as strong a rise as the rate in Southern Chester County, Pennsylvania, just to the north.
Some good news is contained in the 1.2% figure, which is the amount over the list price which was received.
And why was this? Look at the next number, -10%, which is the number of homes for sale vs. one year prior.

A stiff breeze from the north brought snow and a rising market for Home Sales in Southern Chester County, Pennsylvania in the last quarter.
The good news is that the average home sale price was up almost 7%.
However, as in many places across the country, the number of homes for sale was down about 12%.
The months' supply of houses was down 22% over the same period in 2012, explaining why buyers are anxiously waiting for homes to come on the market.

The good news here is that new listings were up as of the end of April over April in 2012 for New Castle County, Delaware Real Estate.  Closed and pending sales were also up, although total listing inventory was down 24%!  
Buyers are competing for listings which are priced correctly and in move-in condition. But buyers are still fussy about what they consider acceptable.
