The National Trust for Historic Preservation has come up with some helpful definitions of the choices you can make when working on an historic home.
1. Identify the factors that will shape your decision. Deciding whether to restore or rehabilitate your house, and to what extent, involves understanding its history; its architecture; and the present condition of its materials, finishes, and systems. You should also consider your household’s lifestyle and what personal needs the finished house must accommodate. More broadly, local historic district designations, local building codes, property insurance, and other regulatory or financial considerations will impact the path you take.

The world and the world of Real Estate have changed since I got into selling historic homes almost 30 years ago, so what follows is a review of points to remember before you list or sell an historic home in today's market.
1. Don't worry if it does not have a glitzy interior but retains original features such as marble mantles.
2. Don't worry if it's not "open plan" but worry if so many interior walls have been removed that the house has lost its original character.
3. Worry if you have removed all the original millwork.

historic home advice: Good House Bad House--Good Seller Bad Seller - 05/10/12 09:51 AM
Sometimes I lose patience with sellers of older and historic homes who have put up with defects for many years and expect buyers to turn a blind eye to them.

Let's face it, buyers (unless they are looking for a fixer-upper at a bargain price) do not want to see the above when they are seeking their "dream" historic home".
You may have gotten away with a home looking like this when listings were more scarce than hen's teeth, but not in this market.
