Now that the weather is heating up, it looks like the real estate market in New Castle County, Delaware, is nudging its way upward also.
New listings (which is what the buyers are looking for) are up over May of 2016 by almost 17%.  Closed transactions and those about to close are also up, about 6%.
Average days on the market are down about 8%, but the single-family detached inventory is still down 12%. So it's very much the case that buyers are online every day looking for fresh listings. And from personal experience, I can tell you that unless it's a fixer-upper … (0 comments)

Today I am going to compare the nearby markets of New Castle County, Delaware, and Southern Chester County, Pennsylvania, for June, 2013.  As you can see above, there has been little change in the number of new listings in New Castle County over the same period last year. For the year to date, the number of closed sales was down slightly, while since May, closed sales have been down 7%. new castle county de: Delaware's March Figures Reflect Cool Weather, Attitudes, My Gas Bill - 04/08/13 12:34 AM
Above is the market report for New Castle County for March, 2013. As you can see, listings are down from a year ago, as are closed sales, with March sales and pending sales dropping to about 10% below last year at the same time.  
So here's my experiment. My house is heated with gas, so I went online and looked at energy usage for March 2012 vs. March 2013. In 2012, I used 91 cubic feet, and in 2013, 177 cubic feet. Almost double!

I had my old computer gathering dust for a couple of years. It was of absolutely no use. The programs were not compatible with the ones on my new laptop, and I didn't have a use for the screen. So what was I waiting for?

The year-end figures are in for New Castle County, Delaware real estate, and we are not surprised to see the results. New listings were down almost 13% for the year, while closed sales were up almost 18% for the month of December, but only 4% for the year. Prices were down 8% for the year, bringing the median sales price down from $212,000 in 2010 to $195,000 for 2011.
This drop in sale prices is keeping many homes off the market, with almost 17% less single-family homes in inventory at the end of 2011 compared to 2010.  I predict that … (2 comments)

Since our market includes the adjoining state of Pennsylvania, it is interesting to look at the market report for Southern Chester County and compare it to New Castle County, Delaware.
While new listings in NCCo were down for the year 13%, Chester County new listings were down only 3%. For 2011, Closed sales  in Delaware were up almost 3%, while the total up to November in Southern Chester County were down almost 5%. Days on the market were up 23% in Delaware, while the number was only half that in Pennsylvania. Median sales prices are similar, with prices down 7.3% in Southern … (0 comments)

The market report for New Castle County, Delaware for November 2011 is in, and as you can see, there is good news and bad news.  Not as many people are trying to sell their homes, but of the ones who do, they have brought their asking prices down, therefore driving buyers to make successful offers.
