Today Jan 20, 2009 is a historic day for many reasons. Today most of us are watching the Presidential  Inauguration of President Obama. We are acknowledging the change and progression of our country.
I can't help by notice how many people have jumped on to blogs recently from other countries. Regardless of our political views, the world wide web is indeed WORLD WIDE and WHAT an impact bloggers have on the world! As a blogger myself I am always amazed at how far my reach extends.

A few days ago I took a job for a BPO (brokers price opinion) no big deal. But the house is currently occupied and my instructions were to call the listing agent to gain access for the required interior photos.
At first the listing agent said no, no access would be granted.
Then the listing agent said he didn't have a key or the combo to the community gate, I'd have to wait until the tenants got back from vacation.

Depending on the source, it is widely believed that Southern Colorado has 300+ days of sunshine. Add that to our mild, not wild temperatures and it's a great place to live. Colorado does have it's surprises. Those of us who live here all have our stories of when it snowed in June and July. And it is "absolute fact" that it ALWAYS snows on Halloween. Believe what you want.

Recently I was fortunate to meet Randy Miller from 5 Star Custom Homes. Randy is building a church retreat near Canon City off Tallahassee Pass.
 
 
The retreat is being constructed with Structural Insulated Panels (SIPs) Panels made from a thick layer of foam (polystyrene or polyurethane) sandwiched between two layers of Oriented Strand Board (OSB), plywood or fiber-cement. Recently I've heard that buyers are showing up in the Southern Colorado area with agents in hand.














Great! Buy, buy, buy!
While arranging for a showing recently the receptionist I was speaking to told me she had 10 calls that snowy morning. The majority of the calls were from out of town agents. She had been bogged down trying to confirm their license, arrange for keys, giving directions, showing instructions, etc... Buyers are showing up with out of town agents.

The other day I received an e-mail from a neighbor of a listing I have. The neighbor was concerned that a window had been broken on the house. So as a dutiful agent I drove over to check on the intact house, no broken window. I think the neighbor saw a shadow. There is no sign on the property, by seller request, so kudos to the neighbor for finding me, and thank you Active Rain!

Below are the year to date numbers for Pueblo West. The numbers are deemed realiable, but not guaranteed. The Pueblo West numbers this year aren't very different than last year with the exception of Days on the Market. Pueblo West is still a great place to move to!
