colorado: Vestas is coming to Pueblo - 08/24/08 03:16 AM
Vestas is a Danish company is words largest wind sorce company. They will be producing the worlds largest wind tower factory right here in Pueblo! The plant will cost approx $240 Million dollars and employ over 500 people. They also plan on putting plants in Windsor (blades) and Brighton Colorado (turbines).
To Pueblo as well as most of the front range this means jobs, houses and hopefully a boost to our economy. Pueblo has a steady work force, the new concrete plant and the steal mill to help support Vestas. Our Governor Ritter promised to help making Colorado Green and this is part … (1 comments)

colorado: Colorado is a Hail of a place! - 08/07/08 08:12 AM
Colorado is one "hail" of a place. Pun intended. With the huge demand for roofing in our area due to the hail storms, high winds and tornados. I see dump truck after dump truck of shingles being torn off roofs to make way for the new shingles; I have often thought about the fact that there has to be a way to recycle those old shingles instead of putting them into the landfills. Pueblo currently has an even larger problem with the closure of one major landfill and dump fees sky rocketing along with the cost of shingles. I am very … (5 comments)

colorado: The Flipping Standard - 07/25/08 06:51 AM
Should there be a basic standard for ALL housing sold in the US? The idea does make for some interesting discussion. Recent conversations have intrigued me enough to write about this.
Should Section 8 housing be required to meet minium energy standards as well as health and safety? One person at a recent sales meeting suggested that people living in Section 8 housing spend between 20-25% of their income on energy costs. Regardless of loan type, should owners who fix and flip be entitled to a profit if an improved property does not at least meet or exceed FHA standards? Should … (3 comments)

colorado: Wait 10 mintues - 07/25/08 05:07 AM
I don't suppose there is any place on the planet where people don't say "wait 10 minutes" and the weather will change. I took these pictures out my back door last night. Fortunately, I had my camera handy. There was a huge storm to the East and the sun setting in the West, this made for a very strange Blood Red sky. If I looked hard I could see a Rainbow against the sky. And in 10 minutes it was indeed gone. (Rockvale, Colorado 7-24-08)

colorado: Ecobroker meeting Now! - 07/17/08 01:01 AM
Just wanted to jump into the Rain and tell everyone that I'm in Denver at the Ecobroker conference. I'll write about it all when it's done and when I've collected all my notes. But so far I'd say it's a success!
There are approx 300 Realtor / agents here and numerous vendors. People are here from all over the country and one for sure from Canada. I have pages and pages of notes to share and have gotten many, many blogging ideas.

Stay tuned!

colorado: The Fair Housing Laws have me lost? - 07/11/08 12:04 PM
As real estate professionals we should all be familiar with :
Civil Rights Act of 1866
The Civil Rights Act of 1866 prohibits all racial discrimination in the sale or rental of property. Fair Housing Act The Fair Housing Act declares a national policy of fair housing throughout the United States. The law makes illegal any discrimination in the sale, lease or rental of housing, or making housing otherwise unavailable, because of race, color, religion, sex, handicap, familial status, or national origin.

I lhave many listings that are in outlaying areas around Southern Colorado. These properties can't be found … (9 comments)

colorado: Renter hit the bricks! - 05/19/08 11:52 AM
You can't help but think about the housing market whether or not you are in real estate or not. The word " foreclosure" has become part of our every day vocabulary. And how sad it is, peoples hopes and dreams have been terminated. Nobody wants it to happen and it's not the kind of thing you plan for. The victims come in all shapes and sizes including the displaced pets that can not be taken along with the other family possessions.

In the last year I've helped three families find new homes. Not because there were behind in their payments, … (4 comments)

colorado: Shelley and Colorado Governor Bill Ritter - 05/06/08 04:34 AM
A friend of mine, Shelley McPherson, was invited to have breakfast with the Governor of Colorado Bill Ritter. Shelley McPherson, her partner Erik and their company American Wiping Rags, Inc have been getting much publicity. I decided to interview Shelley and share it with my blog followers.
..............................................................
Shelley why did you get to meet Governor Bill Ritter?
Director Caroline Parra with SBDC awarded American Wiping Rags, Inc. for 2008 Small Business Client of the Year.  Shelley McPherson and Erik Eggleston are graduates from the Colorado Leading Edge Course.  American Wiping Rags is also an example for the small business owner through the program. … (0 comments)

colorado: Florence Colorado : Sumo Golf Course - 04/04/08 07:00 AM
One of the best kept secrets in Southern Colorado is Sumo golf village and course. The Gary Player course sits just south of Florence on highway #69, an easy trip from Colorado Springs or Pueblo.

"The world class Gary Player Course at the Sumo Golf Village is as exciting as a course can get. This par 72, 7,200-yard championship course has been built into the high-desert terrain so it takes on the appearance of a Scottish or Irish links course with the Rocky mountains as a backdrop."

There are many building lots still available and houses start in the high $100,000's. Resales on … (1 comments)

colorado: Buying property on E bay - 03/17/08 11:09 AM

Last week I received not one but two contacts about a building in Coal Creek Colorado. Both people "found" this property for sale on EBay. I was asked to investigate and give my brokers price opinion prior to the deadline. The building was listed as build in "1997". After some investigation I found the building is much, much older. Most likely built in the late 1800's - early 1900's I could not verify water or sewer. And the asking price of $5000 with out utilities was way out of range.
Today Coal Creek is occupied by approx 300 residents. Once a thriving coal … (6 comments)
