21 homes sold in Iowa City in February 2011 compared to 30 in February 2010. The numbers are a little misleading I think. If you look at my weekly real estate market updates you'll know that the numbers of homes under contract is rising. A sure sign that there is a lot of activity in the Iowa City real estate market at the moment - They're just not translating into closed sales just yet. 13 homes sold in Iowa City in January 2011 compared to 17 in January 2010. 6 single family homes, 5 attached condos, 1 detached condo and 1 zero lot. The interesting thing about the numbers is that it seems condo sales are on the rise. That was the case for the number of condos sold in December and now in January. At least when it comes to condos it looks like the market may be turning around. That's great news as we head towards the spring market. Thought it was high time I upgraded the graphs on my market reports. It's been on my "to do" list for a while and yesterday I finally took the time to figure out how to create graphs in Excel. (Thanks to Renee Burrows who shared her deepest secrets with us a while back).

Clearly the expiration of the home buyer tax credit has had quite an impact on the Iowa City real estate market. The data shows us that the Iowa City real estate market continues to struggle to find its feet again after the expiration of the home buyer tax credit. The really interesting part is just how many condos sold this year compared to 2009. We have an impressive increase of 62% - Excellent news since we have a market that is saturated with condos. There were 195 homes sold in Iowa City in June 2010 compared to 175 homes sold in June 2009 - That's a 13% increase over last year. What jumps out is that condo and zero lot sales are on the rise. Good news, especially the condo part - We have a lot of condos in the Iowa City area!
