On Monday I looked at the number of homes sold in November in Coralville. I collected data from the Iowa City MLS showing the number of homes sold in November from 2006 through 2010. Today I thought I'd follow up with the average price in the last five years. The number of homes sold in November in Coralville was down, but on the up side the prices are up. We have a very choppy market at the moment, making it difficult to analyze short term data. One thing remains constant though - It continues to be a great market for buyers!

Coralville IA Real Estate Market Report 3rd Quarter / July - September  2010 compared to July - September 2009

72 homes sold in the 3rd quarter 2010 compared to 101 homes sold in the 3rd quarter 2009. That's a decrease of 29% over the same time period last year. Home sales were up by 37% in the 2nd quarter, a pretty good indication that the home buyer tax credit pulled sales forward. 19 homes sold in Coralville in September 2010 compared to 12 homes sold in September 2009. Coralville did better than both Iowa City and North Liberty in September for the number of homes sold. It's way too early to call this a trend, but it will definitely be worth watching in the coming months to see how this develops.
