Checked the Iowa City MLS this Morning and the number of homes sold in Iowa City for the month of May has jumped to 68. There are 188 homes Sale Pending or Contingent. (Sale Pending or Contingent means they have accepted offers that may still have contingencies on them to fulfill before closing). There are currently 568 homes in Iowa City showing as Active Listings.The Absorption Rate is at 8.5 months this week, that's an average of 259 days on market. Denise, What exactly is the Absorption Rate and how does it impact the sale of my home? I was at a listing appointment last week and was asked this question. The term "days on market" is a term that we're all familiar with. This is the average time it takes for a home to sell. The Absorption Rate provides a mathematical formula to calculate how long it will take the current inventory of homes to be absorbed into the market. 13 homes sold in Iowa City in January 2011 compared to 17 in January 2010. 6 single family homes, 5 attached condos, 1 detached condo and 1 zero lot. The interesting thing about the numbers is that it seems condo sales are on the rise. That was the case for the number of condos sold in December and now in January. At least when it comes to condos it looks like the market may be turning around. That's great news as we head towards the spring market. 68 homes sold in Iowa City in July 2010 compared to 174 homes sold in July 2009. Quite the dip as you can see. It won't come as a surprise to you to learn that the expiration of the first time homebuyer tax credit had a significant impact on our market. The surprise would have been if that had not happened! Homes sold in Iowa City week ending July 24, 201013 homes sold in Iowa City last week. This number is lower than last year when 25 homes sold in the same time frame. According to MLS Data days on market also increased from 85 to 126. It looks like July will be a soft month for sales. Not really surprising considering the expiration of the tax credit on June 30.
