With half the year behind us it's a good time to look at Market Trends in Coralville. The market is trending towards a sellers market, although it is not as active as the hot spring selling season.
Home sales are down 18% for the year so far. That's not surprising since there simply weren't enough homes available when buyers were out looking for houses and condos to close on by June 30. There is more inventory on the market now, but it's still slim pickings for buyers at the lower and mid range price points.

This is pretty much in line with economic sentiment as a whole, but is somewhat surprising to me as generally the real estate market in the greater Iowa City area is considered to be more stable. 26 homes sold in Coralville in July 2010 compared to 60 homes sold in July 2009. Not a huge surprise to see this dip in home sales after the expiration of the homebuyer tax credit at the end of June. Let's hope it was just a glitch and we see some stronger sales in August.

156 homes sold in the 2nd quarter 2010 compared to 114 homes sold in the 2nd quarter 2009. That's an increase of almost 37%. Just like my market report for Iowa City  what jumps out is the number of condos sold. 42 condos sold in Coralville in the 2nd qtr this year compared to 25 in the same time period in 2009. That's a 92% increase! Even better than Iowa City where condo sales rose by 62% compared to last year. … (0 comments)

82 homes sold in Coralville in June 2010 compared to 69 homes sold in June 2009. That's an increase of 19%. What jumps out in the graph above is that condo sales have increased by a an impressive 62% over last year! Yesterday I pulled the numbers for Iowa City for the 2nd quarter and if you check the link you will see that condo sales are also on the rise there. We have a lot of condos in the area so this is really great news.

There were 34 homes sold in Coralville in April 2010 compared to 17 homes sold in April 2009. That's a 100% increase and best in the area. Quite something considering the Coralville real estate market has been kind of flat, as you can see from my quarterly report.
