What is known as a 'home sale contingency' in some markets is known as a 'subject to sale contingency' in the Iowa  City real estate market. This is when buyers make an offer on a home contingent on the sale of their own home.
When you get an offer on your home for sale in the Iowa City area it will contain contingencies. Typical contingencies are for financing and inspections. This is the first of many market reports as we kick off the new year. I figured I'd start by looking at home sales in Iowa City for the year and drill it down from there. I'll do the same with Coralville and North Liberty. There's plenty of data to analyse now that we have a whole year to look back on.

Last week I did my November monthly reports for Coralville and North Liberty. Today it's Iowa City's turn.  49 homes sold in Iowa City in November 2011 compared to 37 homes sold in November 2010. That's a 32% increase compared to last year. That's pretty good for the "quiet time" of the year.
The absorption rate has dropped to 5.0 months, that's an average of 152 days on market. (6 months absorption rate is a balanced market). We probably shouldn't take too much notice of that though. The real estate market in Iowa City picked up in July and August after a volatile first half of the year . Today I pulled data from the Iowa City MLS to see if September is following in that trend. The number of homes sold in Iowa City this month to date is at 11. That's compared to 15 homes that sold in the first 12 days of September last year. We had another good month for home sales in Iowa City in August. According to data pulled from the Iowa City Area MLS this morning 69 homes sold in Iowa City in August 2011 compared to 62 homes sold in August 2010.  The ways things are shaping up it looks like home sales in Iowa City in the 3rd quarter may well exceed expectations. Home sales in Iowa City hit it right out of the park in July. 144 homes sold in Iowa City in July 2011 compared to 73 homes sold in July 2010. That's a 97% increase over last year!  Phenomenal data on the heels of the pretty grim economic news of the last couple of days with the US losing its AAA credit rating and Freddie and Fannie being downgraded too. I'm hoping that doesn't rattle these happy home buyers and I can continue bringing you good news about the Iowa City real estate market throughout the second half of the year.

June is historically the busiest month for closings in Iowa City. I checked the Iowa City MLS this morning and the number of homes sold in Iowa City in the month of June to date is at 88. 70 homes sold in Iowa City in April 2011 compared to 101 in April 2010. Not exactly inspiring numbers for the Iowa City market in April. Granted the first time home buyer tax credit bumped up the numbers in 2010.  The lack of spring weather may also have held buyers back this year. 21 homes sold in Iowa City in February 2011 compared to 30 in February 2010. The numbers are a little misleading I think. If you look at my weekly real estate market updates you'll know that the numbers of homes under contract is rising. The real estate market in Iowa City continues to flourish as we head towards Spring. This week I have numbers to back up my words again: 84 homes under contract. That's a good solid number, especially as 16 homes that were sale pending last week changed their status to sold this week. The number of active listings has risen by quite a bit too.
