How Do YOU Spell Relief? B-R-A-N-D
I hope some of you have enough "experience" to remember the old Rolaids slogan in which people with heartburn were asked about how they spelled "relief" and it was spelled R-O-L-A-I-D-S.
In real estate, we have different kinds of heartburn:
Heartburn when a past client works with another agent Heartburn when we lose a listing to someone with different or more-polished tools Heartburn when a friend, neighbor, or family member calls another agent to list their house Heartburn when a potential buyer you have been trying to work with for six months decides … (11 comments)

Why Isn't My Listing Selling?
Of all the questions I get asked by agents, this one is always in my Top 3 list. Agents are good at giving me all kinds of reasons, excuses, and theories as to why their listings may not be selling. But there really are only two reasons:  #1: Presentation and #2: Price.
PRESENTATION
Imagine that you have a listing that you feel is perfect but it is just not selling. Your gut tells you that you priced it perfectly, but the lack of offers has you concerned. If you're not ready to look at … (0 comments)

A Picture is Worth Thousands of Dollars
Do you have five minutes? I encourage you to take this time to do a quick tour of your MLS and review the quality of home photography that is passing as "adequate" to someone's definition (not mine!) this very second. While some agents do an amazing job enlisting the help of a professional photographer, many others make do with the cameras in their phones, and some of the photos are truly horrific.
My favorite gift I received this past Christmas was a 2016 daily calendar of bad real estate photos with hilarious … (2 comments)

What Have You Mastered Lately?
Have you ever wondered why some agents seem to do so well in real estate while others seem to struggle continuously? What I have learned over the years of coaching and training agents is that real estate is a profession that allows for individuality and uniqueness. It also is a profession that attracts independent souls who want freedom and flexibility in their work life. The real estate agents that seem to do the best are the ones that have mastered an area in their business.
The key to success in anything is to develop … (0 comments)

Master Your Listing Presentation
with Visual Impact
In case you missed it this week, the National Association of REALTORS® economist bloggers released data indicating REALTORS® expect home prices to rise in all states over the next 12 months according to the May 2014 REALTORS® Confidence Index, with the median rise to be 4%. REALTORS® are anticipating median home prices to grow upwards of 7% in some states such as California, Oregon, Colorado, Texas, Georgia, and Florida.
While those are modest numbers, it does represent a potential raise for agents. Consider the home that today is selling for $200,000. 3% commission … (2 comments)

Mastery: The Key To Success in Anything!
Have you ever wondered why some agents seem to do so well in real estate while others seem to struggle continuously? What I have learned over the years of coaching and training agents is that real estate is a profession that allows for individuality and uniqueness. In fact I am a firm believer that there is no such thing as a "one size fits all" program for success. The key to success in anything is to develop mastery in your field. It could be mastery of lead generation, client care, follow up … (0 comments)

Scripts Are Out
Five Tips for Effective Communication with Sellers
I want to take a moment to discuss the importance of learning how to instill calm communication and conflict resolution at a listing presentation, especially when it comes to talking about price and handling objections.
Too many agents make the mistake of rushing to present all their research and show all their marketing that they forget how important it is to communicate. They forget to ask questions, make eye contact, and slow down when providing information. And this is absolutely critical in building rapport and helping the seller(s) understand … (9 comments)
