Home Prices Jump, Time on Market Falls: The median home price jumped 13.5% from this time last year to $214,200. This marks 16 consecutive months of year-over-year price increases, which last occurred from February 2005 to May 2006. The National Association of Realtors released their Existing Home Sales report for June this morning and it also showed that sales of previously owned homes increased 15.2% from June 2012. On a month-over-month basis, sales slipped 1.2%. Time on market decreases: The median time on market for all homes was 37 days in June, down from 41 days in May, and is 47 … (1 comments)

US stock indexes started better this morning following rallies in most European markets. Germany’s business confidence index unexpectedly increased moving stocks higher in Europe; in the US at 9:30 the DJIA opened +37, NASDAQ +17 and S&P +5. The 10 yr note rate up 1 bp to 1.69% with 30 yr MBSs -6 bp at 9:30. The Ifo Institute reported German confidence index increased to 101.4 frm 100 in Oct; the French business confidence index also increased.

Dual primary residences is NOT considered a second home… Dual Primary residences are best explained in an example…think of a partner in a large law firm that has an office in NYC and L.A. He flies back and forth all the time so he buys a house in both locations. Instead of one of the homes being a second home, instead we consider both primary residences. For purposes of pricing and LTV limitations, this can be very advantageous.
