real estate: If You're Paying Too Much For Gas Read This! - 03/02/11 01:57 PM

If you work in real estate you probably drive...ALOT!  These gas prices are terrible and getting worse.   I learned about a mobile app today that I am really excited about.  It is called GasBuddy.com and it is a free app (at least on my Droid.)  It identifies your location with the GPS on your phone and tells you the cheapest nearby location to purchase gas.
I used it today and found a spot that was $.10 cheaper than my normal gas station.  
I am always looking for other ways to save...PLEASE SHARE!!!!!

It is a great success and it is real.  It also defies the myth that some believe staging is only for high end homes.  This home was listed for under $200,000.  At all price points a fast sale means lower carrying costs, the opportunity to buy that new dream home you are hoping for, and most importantly a higher sale price.

The bonus spaces that can make a house a home can be a liability in a vanct home.  This home was on the market for months in a neighborhood where new construction and a large volume of new to the market options made selling very challenging.  The feed back was luke warm and the opportunity to shine just wasn't there.  In staging the home the designers at Design to Market focused on the added WOW! this sunroom off of the kitchen offered to the prospective buyer.

Today's buyer has gotten smart and they most likely have limited time on their hands.  Given these challenges most buyers today have resorted to the use of pre-qualifying the homes they will visit by first touring homes that meet their buying criteria in the virtual world of MLS listings.

We have been staging homes in Cincinnati since 2004.  We are often called in to help with a crisis situation where a home sits on the market for months with some hits on MLS and very few showings.  While this is difficult for any seller to deal with, it is not the time to give up!  There is no better way to understand the power of staging than to have quick success with a newly staged home in a listing that has been on the market for months.

I am often asked the question..."You're a stager what services do you provide?" 
In truth, I believe there is not one answer for that one question!  Other than to say..."We work with our clients to assist them in putting their best foot forward in the real estate market!"  Take for example this bathroom that we "staged" last year...(and I promise is is the same room!) The truth is, with a good design team, a great contractor, an inspired Realtor, Lowe's, and a willing homeowner...the breadth of our projects can be limitless.

We are increasingly receiving calls from Realtors to stage homesin Cincinnati that are getting "hits" on MLS but very few showings.  Vacant homes often fall prey to this challenge.  It is difficult to drive interest in four walls and a few windows.   
Today's buyer works to be most efficient in allocating their buying time to those that make the "MLS cut."  For this reason as home stagers in the Cincinnati area we are continually working to insure that our staged properties present a tempting view to that first and so critical review on the Internet.
