It's October in small town America (also known as Hammond, Louisiana) and we have some awesome tricks and treats going on around town this month. First up is the Boo's, Brews, and Costumes at Blackened Brew in downtown Hammond on October 27th. They are going to have some special brews this evening in addition to all the awesome ones they usually have. Come in 80's attire and get 10% off your meal! There is also a costume contest with a chance to win cash or Founders Brewing swag. The staff will make you feel welcome and the food is awesome. No one can beat their craft draft selections! If you like your Halloween spread out over a few days and mixed with arts and culture, then Hammond Horror Fest is for you! According to their website "The purpose of the Hammond Horror Festival, also known as HHF, is to provide an annual community project for artists of all mediums to showcase their work in an alternative celebration of the arts, while benefiting local arts organizations."On October 14th, the location for the "Macabre Showcase" will be Hammond's own Gnarly Barley Brewing Company. Events for the evening include viewing of original short horror movies that were made in a 48hr time span, music, a masquerade ball and dancing.October 15th is the theater event, Seven Tales From the Labyrinth. It is a 24hr theater event, meaning that it will be written, rehearsed, technical aspects worked out and performed in 24hrs.Pretty neat, huh? If you are more of the traditional Halloween purist, then this next one is for you, muahahahah. How about a haunted house AND zombie paintball hayride? Rise Haunted House. I have not experienced this yet. If you follow my blog posts, you know I like to visit our local businesses and events and blog about them. This one...I'm not so sure. I love a good scare...but after looking at the pictures on the website, I really don't want to goalone. The site has 2 attractions. The bed and breakfast, who's now deceased (somewhat) owner, spent his fortune on unspeakable experiments on animals, travelers and hitchhikers in an effort to resurrect his beloved wife and son. His hideous and undead experiments now roam the halls in addition to the laboratory where he conducted his vile work. The other attraction is a zombie paintball hayride in special trailers. Of course the object is to kill the zombies. The catch is you have limited ammo. If everyone runs out of ammo....rumor has it....they eat you. Rise is open every Friday and Saturday in October. On November 5th is a special evening for horror fans called "lights out". It is just you and your group and a small flashlight. No lights on at all. No thank you. You may love the convenience of living in downtown Hammond, close to so many bars, restaurants and boutique shops, but if you have kids, you might be afraid there will be nothing for them to do. Well fear no more! Downtown Hammond is the location of the Louisiana Children's Discovery Center.Located at 113 N. Cypress St, Hammond Louisiana 70403, there is unlimited fun to be had and maybe a bit of learning, too.My granddaughter thoroughly enjoyed the bubble making stations.There is also a construction zone where little tykes can saw, hammer, and imagine they are building a house.If your kid is into farming or milking cows, there is a place for them too! Cow and strawberry exhibit lets the children experience hand-milking a cow (don't worry, plastic cow, water for milk). Take your family to Kliebert's Turtle and Alligator Farm in Hammond, Louisiana!See Hammond homes for sale here. Kliebert's Turtle and Alligator Farm (pronounced Klee-bear) has been in business since 1957. My family and I went this weekend to visit something of a local icon, instead of vegetating in front of the tv. The farm is open 7 days a week from March 1st to October 31st and then during the winter season from November to the end of February, they are open Thursday thru Sunday.Being in South Louisiana in the middle of July, it was hot. Luckily for us, there was a shower right before the tour and we had some cloud cover which helped a bit with the heat, but unfortunately it brought out the mosquitoes. If you are going to venture out here, I recommend sunscreen and mosquito repellent.Tours go on every hour on the hour. If you have a few minutes to kill before the tour, there is plenty to look at in the gift shop. Birds, snakes and baby gators will keep the little ones busy until the tour starts. Your guide will give you instructions prior to the tour. "Don't put your hand over the fence" Well, duh. "If I run away, you better run too" Oh. Well that's not disturbing at all. I'm sure I'll be able to run fast with a 30 pound toddler on my shoulders. There is a deer hindquarters mounted on the wall by the door that we exit into the actual farm. The guide requested that we "touch the butt for luck". I was disinclined to acquiesce to his request, but when a 2 year old is shouting in your ear "Touch the butt for luck Nana! Touch the butt for luck Nana!"....you touch the dang butt for luck.We started off at the turtle ponds.The guide tossed a little food out and they came running....or swimming? They have about 47000 turtles of all kinds.They also have some tortoises in another enclosure as well. You can take a picture of your wee kiddies sitting on it. My wee granddaughter was not having any of it, so no picture.We then moved on to one of the large ponds on the farm and met a lovely couple, Big Easy and Patricia. Patricia is that lump at the bottom. We were told that she is getting ready to lay eggs and conserving her energy in anticipation of the big event. That large mass towards the top of the pic is Big Easy. Here is a better picture of Big Easy. Notice my guide was barefoot. He stayed barefoot for the entire tour.After telling us about the mating habits of our lovely couple, our guide demonstrated just how protective they are about their nest by running to the other side of the pond with Big Easy following, getting slightly agitated and coming half out of the water to let our guide know he was not pleased. I was preoccupied trying to prevent my 2 year old granddaughter from running off, so I missed getting that shot. This is a juvenile enclosure with numerous gators of this size. The guide enticed the gators to come up with rotting, raw chicken in a cooler. If you happen to go, stay to the right of the door and away from that cooler....I've smelled a lot of things in my time (I worked in ems for about 10 years), but trust me, rotting chicken in 96 degree weather stored inside an ice chest was one of the worst. Notice the electrical tape in my guides mouth. That is how he makes it safe for the kiddies to touch it. He wraps it around the snout to prevent any inadvertent snaps at flesh. Also notice my guides bare feet. (It's obvious he wears shoes at least occasionally with that tan line :)This fine fellow is a crocodile, which is not indigenous to Louisiana.There are other animals you will see as you venture out on the farm. Turkeys, bunnies, raccoons, a goat, a fox and a nutria rat are there if gators are not your thing or your wee one's thing (like my granddaughter)Nutria rat. The teeth are orange due to their enamel, which includes a pigment that consists of iron. Who knew?One local celebrity we did not get to see is Crush. He must have been tuckered out by the previous tours that day. The Cost of Not Getting a Home Inspection

Why you as a buyer should be enthusiastic and eager to get a home inspection Last week my client made an offer on a cute, cute house. This area had been decline, but seems to be on it's way up with lots of renovations going on the neighborhood. Terms were negotiated and settled. I asked my buyer "Which home inspection company would you like to use?" I was met with some resistance as far as the need for an inspection. "It's perfect!", "I don't see anything wrong with it", "I'm not sure I want to spend (insert any amount here) on an inspection." I advised my client that while inspections are not mandatory, I would be having her sign a statement saying that I recommended one, and she chose not to follow my recommendation. That was enough of a prompt for her to pick a company and I scheduled the inspection. That day I was running a bit late, but the inspector was having issues with his ladder as well, so I wasn't too far behind him. I arrived at the house and let myself in. I could hear stomping and thumping above me, so I assumed the inspector was on the roof. After taking a stroll around the yard while checking out the roof and not seeing anybody up there, I figured he must be in the attic. I sat down at the table to check my messages and jot some notes. I figured since we were only 30 minutes into a 3 hr inspection, I had plenty of time to kill. I was mistaken. Terribly, terribly mistaken. The door to one of the bedrooms cracked open slowly. A face peered out at me. The gentleman had what I thought to be dirt smeared along one cheek. "Must be really nasty up there", I thought to myself."Hi there!" I say."Hi......uhhhhh.....did they tell you about the fire damage in the attic?""Say what now?""So, fire damage wasn't in the disclosures?"With what I am sure was the most goofy look on my face I stated that I would have remembered fire damage in the disclosures.That dirt along his cheek was in reality soot. He was kind enough to let me climb his ladder and peek a short distance into the attic. Charred boards were everywhere. One of the rafters had a distinct bend in it. "Would you like me to finish the inspection?""NOPE!"I called my client and gave her the bad news. The inspector had the pleasure of informing the current homeowner (who had been working in the backyard) that we were stopping and by the way, you've had a fire in your attic.After all was said and done, the homeowner had bought the house without having it inspected. He had no idea that it had fire damage to begin with. I'm not really surprised, because the attic is accessed by a tiny hole in a small closet. He is a large gentleman, and I sincerely believe he never has tried to get up there.So, what is the cost of not getting a home inspection in this case?Loss of a buyer who LOVED this house. We are still looking for another at the time of this post.Withdrawal off the MLS.Loss of the ability of the seller to buy a new house for his growing family because he can't sell the old one.Repair estimate of the damage? $20,000 Always, always get a home inspection when you purchase a home. Your agent will have a list of companies that are reputable. I know it feels like you are being nitpicked to death with assorted fees and costs, but a home inspector could save you thousands! It is a contract, not a "sale", with the promise to transfer title when contract is paid All terms are negotiable between parties Installments can be one or as many as the parties agree to Title stays in Sellers name until contract is paid in full, in accordance with terms There can be many advantages for Sellers to consider Bond for Deed. You increase the pool of prospective buyers by offering "seller financing". Your property might be difficult to finance in the current market, such as rural property, manufactured housing, a rehab property, or commercial. A bond for deed is less expensive and quicker to close (usually within 7 days). An escrow service is essential. If you have a mortgage on the property, it is required by law! Whether or not there is a mortgage, the seller is required to keep a full accounting of every payment as to it's P&I allocation, quote accurate payoffs to lenders to which Buyer applies for refinancing, and report 1098 interest to the IRS. It is a season of parades, balls (some of them masquerade balls), and king cake parties. While New Orleans is well known for it's Mardi Gras revelry and questionable behavior for plastic trinkets, it's not a family friendly atmosphere in the French Quarter. On the Northshore, a good family choice is the Krewe of Omega parade. The Krewe of Omega will roll through downtown Hammond January 29th 2016. 150 riders on 11 professional floats compliment the usual mix of beads and throws, marching bands, social groups and general merrymaking. The Krewe of Omega is the oldest Mardi Gras parading organization in Tangipahoa Parish. They have been parading since 1986, hence this year's theme of "Omega Turns Thirty". It's too late to get on board this year, but you can check out the organization and become a member here. The parade route starts and ends at Southeastern Louisiana University.
