Staging with sectional sofas can sometimes be a challenge, particularly if each section doesn't have finished edges.  What if you're dealing with a limited budget and that's all you have to work with?
Read my latest REALTOR® Magazine article How 2 Use a Sectional Sofa to Solve a Staging Dilemma on a Limited Budget to see what we've done with sectionals on a couple of our staging projects.
The property shown in the photos above sold in 6 days.  The fact that we were able to change the furniture layout and create a bonus room out of 'bits and pieces' of … (22 comments)

burlington home staging: REALTOR® Magazine - My Latest Article: What To Look For When Choosing a Home Stager - 09/23/10 07:52 AM

Last year I wrote an article for my Active Rain blog that provided information on things to look for when choosing a Home Stager to work with.  It actually got featured on AR at the time.  It's such an important topic, that I felt it was time for the subject to be addressed again.  That's why recently, I submitted the article to REALTOR® Magazine for their blog Styled, Staged & Sold.
You can read the article here: What To Look For When Choosing a Home Stager.  I hope you find it helpful if you're thinking about adding the services of a Home Stager to your marketing program.  If you're … (14 comments)

burlington home staging: Burlington Penthouse: Staged and Sold In Under One Month / Before & After Pictures - 05/03/10 03:56 AM
We were happy to find out that one of our latest staging projects just recently sold.  The most exciting part was that it sold in less than one month which is great, considering the price point of this property!  This Burlington Ontario penthouse was listed at $829,900 so we were expecting it to be on the market a little longer than other condo units at a lower asking price.
Hopefully our staging helped to speed things up - we think it did.  Here are some photos of what was done to make this property worthy of its price tag:

burlington home staging: A Burlington Estate Gets a New Lease On Life - Home Staging Before & After Pictures - 04/23/10 12:06 PM
I had the pleasure of working on a magnificent property recently; a stately home in a much sought after area near the Burlington Golf & Country Club.  This home is a real looker - great layout, magnificent bones, outstanding exterior space - a true beauty.  They don't build them like this anymore.
However, it was in need of updating.  Aren't we all after a certain age?  The scope of this project did not include replacing broadloom, removing wallpaper, painting or any other updates.  Our work was really cut out for us to help show the potential that this hidden gem has and make it more worthy of its $1,750,000 price tag. If only … (13 comments)

burlington home staging: HGTV's The Stagers - Do You Want A Third Season? It's Time To Let Them Know! - 07/07/09 11:31 AM
[Photo from HGTV's website]
I hope that everyone has been enjoying Season Two of The Stagers as much as I have.  I may not have been doing reviews of each episode as I did last season, but don't think that means I'm over the show; in fact, the complete opposite is true.  I just found that writing the reviews was taking up a lot of my time.
Season Two is polished.  The Stagers has really found its groove.  The frantic pace of Season One has been left behind and replaced with a show that flows so well.  It's tough to cram so … (28 comments)

burlington home staging: What To Look For When Choosing A Home Stager - 01/23/09 03:40 PM
With the growing number of home staging training schools popping up to make a fast buck, the result is a glut of "Home Stagers" in the marketplace with absolutely no experience and no idea of where to start.  Are you willing to put your client's largest investment into the hands of someone without the expertise necessary to get the results you need?  This could turn out to be a very costly mistake.
Here are some things to keep in mind when selecting a Home Stager:

burlington home staging: My Favourite Kitchen Staging Transformation of 2008 - 12/30/08 10:29 AM
Kathy Nielsen of Georgia Interior Solutions LLC, has posted another challenge to all of her home staging peers.  This one is to share photos of our favourite kitchen staging transformations from 2008.  And a challenge it was, as first, I had to establish exactly which room in the house the kitchen was.  After quizzing my Husband in a round-about sort of way, I figured it out - the room with the appliances :-).
All kidding aside though, these are photos of a vacant property that I staged this year.  I wanted to make the property feel lived-in, so I did a "company's coming" theme and … (10 comments)

burlington home staging: 'Twas The Night Before Staging - 12/18/08 11:02 AM
‘Twas the night before staging and all through my head,
danced visions of accessories in my favourite red.
The only one awake, just me and my notions,
whirling round my head, stirring up emotions.
If only I could sleep, for the alarm will soon ring.
But I'm wondering what tomorrow will bring.
On staging eve, a sleepless night.
I want to make sure the job's done just right.

The alarm goes off, now staging day is here.
Will I be too tired? Of course not - never fear.

burlington home staging: Selling? How To Get Your Home Into Someone's Virtual Shopping Cart. - 04/17/08 12:41 PM
                           BEFORE                                                                   AFTER
Well, actually you can't buy a home like that, however, the point is that today's buyer has made a decision on your property before even seeing it in person.  Especially if that decision is to skip your home and go on to the next one.  Most people will view your home over the internet before ever setting foot through the door.  Their first impression of your property is made through a computer monitor.
What can you do before listing your home to grab the attention of buyers and leave them wanting to see more?
Here are a few suggestions:
-Make sure that your home is spotless.  Clean your home from top to bottom and once … (13 comments)

burlington home staging: From Bland to Grand. A Peak at a Recent Dezigner Digz Home Staging Project. - 02/14/08 01:57 PM
Dezigner Digz had the pleasure of working with a terrific client recently that understood the value of home staging to the home selling process.  The only request that our client made was that we were not to paint any of the rooms, so we worked with the existing "builder's white" paint colour.
Who says that white walls have to be boring?  With the introduction of colourful accessories and artwork, this home was brought to life.
Combined with de-cluttering and furniture re-arrangement, this great room takes on a sophisticated, urban vibe.
How about the room below, what do you think it's function is?  Scroll down to see the … (19 comments)

burlington home staging: REALTORS® Association of Hamilton-Burlington Predicts a Seller's Market For 2008 - 01/13/08 03:40 AM
The REALTORS® Association of Hamilton-Burlington recently predicted a Seller's market for 2008.  This is good news if you are planning on selling your home this year.  If you are ready to take the plunge, here are a few tips to start preparing your home for sale:
•  Clean your home from top to bottom.  Once you have thoroughly cleaned it, clean it once again.  Your home should be spotless and remain that way for every showing and open house.
•  Remove any unnecessary clutter.  Rooms that are cluttered look smaller and distract buyers.
•  Tidy up cupboards and closets.  Believe it or not, people will look inside … (3 comments)

burlington home staging: Staging Is Not Smoke and Mirrors - 10/30/07 01:15 PM
Well okay, maybe mirrors are used at times, but strictly for decorative purposes.
It is important that homeowners understand that a reputable home stager would never stoop to dishonesty to stage a listing.  Not only is that unethical, it would also be counterproductive to all parties.  The home stager would get a bad reputation amongst their colleagues in the real estate industry, and potential buyers would have concerns about purchasing a property that has been "enhanced" in a deceptive way.  This in turn, would also hurt the homeowner - definitely a lose-lose situation all around.
Therefore, when the time comes to sell your … (5 comments)

burlington home staging: As The Leaves Start To Fall, Don’t Let The Same Happen To Your Asking Price! - 10/16/07 12:01 PM
If you are planning to sell your home this fall, now is the time to clean up your yard.  Here are a few things you can do to make the outside of your home look its best:
- Remove all annual flowers that are no longer blooming or that have become unhealthy in appearance
- Weed all garden beds
- Plant fall flowers such as Chrysanthemums.  There are many colours available.  Try to choose a colour that accentuates the exterior colour of your home.
- Re-design your flower pots and urns in a fall theme.  Coloured ornamental cabbages are a great addition to urns. They … (8 comments)

The Concept of Home Staging
Home staging has become very popular in the real estate industry.  Most people are now familiar with its concept.  As a matter of fact, staging has been receiving a lot of very positive press lately.  The most recent high-profile coverage was a two part segment by Matt Lauer on The Today Show.
Let's start by explaining a little bit about what home staging is for those of you who aren't familiar with it.  In a nutshell, home staging is the process of turning a home into a highly desirable, marketable product.  It's a proven fact that staging can help sell … (9 comments)
