buyers: Buyers are getting serious again...

Well, it seems to contradict the past, but as the mercury has finally begun to show signs of being Winter-like, my buyers have actually begun to demonstrate Spring-like activity. Alright, so it's not a Spring market frenzy, but in the past two weeks, four relatively dormant buyers have returned to the market and I have already put two of them under contract. Perhaps it's the decrease in inventory since the beginning of the year or the fear of an increase in interest rates, but whatever the rationale, it appears that many in my office are realizing an increase of activity in their (1 comments)
buyers: Lazy Agents? A Rant...

How do you handle lazy agents? Got a call this morning that's become all too common of late. An agent called about one of my active listings and stated that she had clients that were interested but wanted me to show them the home because she was "too busy" to take them out. Now, since I have an obligation to my sellers, I reluctantly agreed and met the her clients at the property. After showing them the home, I asked how many homes they'd seen with their agent. I was shocked that they said the last 4 homes they'd seen, their agent (15 comments)

I've made it a practice to include the state Consumer Information Statement (CIS) in each email that I send to a new or prospective client that inquires about a property and ask that each visitor to an Open House reads and signs such if they state that they are not working with a Realtor. While it may not have any consequence to some, I've saved one deal from falling into the hands of a potential buyers' friend who was a "dormant" agent. After showing a beautiful home to a young couple at a recent Open House (and having them sign the CIS), they expressed (1 comments)

Here in Central New Jersey, many agents (and almost every home seller) are refusing to admit or accept the fact that the market is in decline. Regardless of dropping prices, significant price reductions, larger numbers of expiring listings, too many agents are blaming buyers and sellers and not the market. It seems pretty obvious that our market has been experiencing a decline of approximately 1% per month since this past June. There's more than a 7 month supply of imventory while at this time last year, there was only about a 2 month supply. With more homes coming to market, and most of them priced (3 comments)
