This month may be one of the most significanat to date for gaining a clearer sense of direction for our future Lake Norman real estate market.  We know that November experienced stronger sales due in part to the expectation of the expiration of the first-time buyer tax credit.  If sales continue to show improvement this month, it may be an indication that the bargains are drawing more and more buyers into the Lake Norman housing market.

Wow, what a month this  has been for not only Lake Norman real estate but our national real estate market!
Hot of the press, of course, is the big news that President Obama signed into law yesterday the newly revised and extended Homebuyer Tax Credit!  Not only does this legislation extend the $8,000 first-time home buyer tax credit to April 30, 2010, it also adds an exciting new provision.  As of yesterday and through April 30, 2010, homeowners who have lived in their primary residence for 5 consecutive years out of the previous 8 years will be eligible for a tax … (1 comments)

If you have been following the national real estate news about pending sales being on an upward trend as well as closed home sales in some states, you might have an overall sense that we have hit bottom and are slowly but consistently improving.  But, we need to keep in mind that we always have a seasonal increase in sales monthly from April through July.  Locally our August numbers took a significant dip.  It will be very interesting to see the national housing numbers for August when they are released.

Last week seemed to be one in which every source/pundit of economic news decided to put a positive spin on new data; from our GDP to national June housing sales.   For the most part the news was good simply because we didn't do as badly as predicted.  Or, in the case of North Carolina existing home sales, they posted their "smallest decline since August 2007 in June with a 17% decrease in total units sold compared to the previous year" according to the North Carolina Association of Realtors.

Above is a chart with today's "Hot Sheet" numbers from the Charlotte Multiple Listing Services for single family homes in Lake Norman (Area 13).  These numbers represent a snapshot of the past TWO WEEKS of activity.  As always, I have provided the Hot Sheets for the prior 5 months to enable you to put these numbers into context.

We have just closed the books on the 1st quarter 2008 of home sales in Lake Norman (Area 13 above)  and as one might expect, the numbers certainly substantiate a continued buyers market with a very large inventory of active listings compared to the number of homes sold.
As I stated last quarter, there is no doubt that our Lake Norman home sales have been greatly impacted by the number of "transplants" who traditionally relocate to our area in the spring as they are still struggling to sell their homes in the Northeast, Midwest, California and Florida.
