December is upon us here in Lake Norman and with it comes crisp clear "Carolina Blue" skies, cool temperatures (It got down to 38 degrees this morning but warmed up to 62 degrees this afternoon) and the return of "seasonal waterviews".  With the trees now bare those of us whose Lake Norman homes have "seasonal waterviews" have seen our views transformed from thick and beautiful trees to expansive views of Lake Norman!

The weather has been perfect ever since the heavy rain and winds left our Lake Norman area late last week.  This morning I looked out to see a beautiful sunrise so I decided to grab my camera and try to capture it for my blog readers.

Wow, what a month this  has been for not only Lake Norman real estate but our national real estate market!

October is truly one of my favorite months on Lake Norman.  The skies are crisp and clear, the temperatures mild (today's high is 75) and the Lake Norman shoreline becomes ablaze with color.  Our trees are just beginning to change but over the next four weeks the Dogwoods will turn a deep red, then the Maples and other trees follow, each with their own spectacular series of colors.

If you have been following the national real estate news about pending sales being on an upward trend as well as closed home sales in some states, you might have an overall sense that we have hit bottom and are slowly but consistently improving.  But, we need to keep in mind that we always have a seasonal increase in sales monthly from April through July.  Locally our August numbers took a significant dip.  It will be very interesting to see the national housing numbers for August when they are released.

September is here and it already feels like fall on Lake Norman.  The humidity of the lazy days of summer has been replaced by invigoratingly fresh air and cooler temperatures.

Those of us who live down Lake Norman's infamous Brawley School peninsula know only too well that construction is well under way on the two-year widening project.  The large, orange sign "warning, expect delays"  blinks at us daily although by now we pretty much know what to expect.

Lake Norman has come to life in the past month;  the water is warm, school is out and the boats, jet skis and water sports of all kinds are going on throughout the lake!
I am now having a continual flow of out-of-state buyers, especially from the Midwest and Northeast, coming to see our waterfront homes for sale.  Of course, the million dollar question is:  Is this a good time to buy a waterfront home?

Yes, it is a buyers market here in the greater Mooresville and Lake Norman area.  We have at least 4 times the number of listings as we should. 
Given this, one would expect that it would be easy to be a buyer in Lake Norman but in fact more often than not it isn't.  In the 4 sales I had this past month,  I represented buyers in three of them.  And, all four transactions were much harder/more tedious than the typical sales.  Why?
