There was a fantastic article in The Washington Post the other day in which they were talking about needing to lower the price of the homes currently on the market and homes that will be coming on. I have used this same language when speaking with my clients. They need to understand that just because you purchased the house for "X" doesn't mean that you will get "X" out of it. I came across more news about Alabama today, Alabama schools are awaiting their AP (Advanced Placement) test results as they had put Alabama first in the nation in improved student performance! According to the article it showed student had a 17.7% increase in the number of students scoring a passing grade on AP tests. It also stated that the State also showed significant improvement in the total number of students taking the tests, as well as the number of minority students participating, and their scores. It is definitely a buyers market with inventory high, prices dropping (in some areas) and interest rates at an all time low. I am seeing an upswing in sales already for the month of September and can't wait to see what the numbers are.

I have been on both sides of a transaction that included a low ball offer and have learned a great deal of what to and not to do.
