Great blog and great information written by Mark Schmitz. Are you wondering why your credit score is what it is even though you thought you did everything right? Mark gives these tips to make sure your credit score is good enough to make that home ownership dream come true. 1st off......who are you to say it isn't? You definately need to talk to a mortgage professional and have a tri-merge credit pull done. Why a tri-merge? Banks will always look at all 3 of your credit scores and use the median score to determine your creditworthiness.

We are wanting to purchase a home. Do I need my own agent and/or can I negotiate a lower fee or price if I act as my own agent or use their agent? This has been something that has come up a lot lately with people I have worked with and know. This also goes for new construction. It is the seller pays the real estate commission, not the buyer, and real estate commissions are already set in the listing contract. It gives the distinct impression that every sale will be affected. Please save this as a response and send to others. THIS ONLY APPLIES TO COUPLES WITH ADJUSTED GROSS INCOME OVER $250,000 AND IS CALCULATED ON THE LESSER OF THEIR "NET INVESTMENT INCOME" OR THEIR EXCESS EARNINGS OVER $200,000 INDIVIDUAL EARNINGS OR OVER $250,000 FOR COUPLES. There was a fantastic article in The Washington Post the other day in which they were talking about needing to lower the price of the homes currently on the market and homes that will be coming on. I have used this same language when speaking with my clients. They need to understand that just because you purchased the house for "X" doesn't mean that you will get "X" out of it. Especially if you purchased in the years where home prices skyrocketed and every one got loans to purchase these "inflated" homes. I came across more news about Alabama today, Alabama schools are awaiting their AP (Advanced Placement) test results as they had put Alabama first in the nation in improved student performance! According to the article it showed student had a 17.7% increase in the number of students scoring a passing grade on AP tests. It also stated that the State also showed significant improvement in the total number of students taking the tests, as well as the number of minority students participating, and their scores. As a parent to 4 children in school, I have to say I am impressed! The kids come home every night (1 comments)

I know that this may be somewhat of a political post but I just need to get this off my chest. Why doesn't someone in the Government know how actually help/fix the real estate/housing problems? You know, it went from one extreme where anyone and everyone could get a loan and buy a home (which they couldn't afford) to making it almost impossible to get a loan. There are some really lame ideas of what would fix the whole recession we are in. Two things that come into mind right now are: 1. Wow, the Huntsville/Madison area market update for August! August was quite a slower month for much of this area. It is definitely a buyers market with inventory high, prices dropping (in some areas) and interest rates at an all time low. I am seeing an upswing in sales already for the month of September and can't wait to see what the numbers are.
All numbers are from the MLS and are deemed reliable but not guaranteed as of 09/08/10.

Please do your homework and get educated about making low ball offers. I have been on both sides of a transaction that included a low ball offer and have learned a great deal of what to and not to do. I will NEVER forget my first low ball offer on a home that my Buyers wanted to make. I couldn't find any reason to offer a lower price than it was but my clients insisted that they low ball. "Lets ask 20% less because that is what all the TV shows say to do" is what they told me. This was my clients' (109 comments)

Huntsville, Alabama does it again. This is the place I have called home for 12 1/2 years. I have gone from being the "Yankee" (growing up in Cleveland Heights, Ohio), to just being one of the MANY people who have moved here from all over the County and LOVE it. Most of my friends and people whom I have helped purchase or sell a home were not born here. So why do so many people come to Huntsville to make it their place to call home? Simple~it is an awesome place to live and raise a family.

All I am hearing is how horrible the economy is, how the housing market is at an all time low with no recovery anytime soon. ENOUGH!!! I need to hear some positive thinking!!!! I feel we are having an emergency here and someone has to stop the madness. How do you think our economy gets into a down slide?
