Welcome to Spring home buying 2012 in Middle Tennessee.  In many of our neighborhoods sellers have two or three offers on a property. Here are some of the single family home sales numbers for the first 15 days in April for Williamson County, Tennessee.
A total of 108 homes sold within an average of 76 days on the market.  Yes, less then 3 months.  The average single family home listed for $441, 199 and sold for $427,112 or 97% of the asking price.

I don't know about you, but it should be of no surprise that home buyers are nervous about the home buying market. I opened the paper today to see an article with a headline reading "Home Sales contracts fall to 7-month low", this is just one day after a headline "Home Sales Rebound Second Straight Month."  So does the media have a multiple personality disorder when it comes to reporting Homes Sales? AUGUST BRINGS DECLINE IN HOME SALES  Earlier Strong Sales Keep Year-To-Date Totals Ahead of Last Year
 There were 1,594 home closings reported for the month of August, according to figures provided by the Greater Nashville Association of REALTORS®.  This figure represents a 22.8 percent decrease from the 2,064 closings reported for the same period last year. 
Year-to-date closings for the Greater Nashville area have increased 6.2 percent. There were 14,362 closings, compared with 13,518 closings reported through August of last year.
