You've negotiated a great deal and you can't wait to move into your new home.  You know that you should get a home inspection, an inspection on the heat/air but what are some of the things you SHOULD NOT DO. Change Your Marital Status How you hold title is affected by your marital status.  So if this new property is going to be your the home where you and your new spouse home, make sure your lender and the title company are aware.  They need to know to insure that all the proper documents can be prepared. home buying: Know where the numbers come from when looking at Home Sales - 05/28/11 05:23 AM
I don't know about you, but it should be of no surprise that home buyers are nervous about the home buying market. I opened the paper today to see an article with a headline reading "Home Sales contracts fall to 7-month low", this is just one day after a headline "Home Sales Rebound Second Straight Month."  So does the media have a multiple personality disorder when it comes to reporting Homes Sales? The answer is yes and no. The problem with Home Sales Reports is that the media is trying to report of local issue on a national scale.  It is … (1 comments)

home buying: Do I need to buy a Home Warranty? - 01/07/11 04:20 AM
Do I need to buy a Home Warranty?  Whether a buyer or a seller we recommend you look at the benefits of purchasing a home warranty.
As a seller - Many home buyers believe that the Seller is always somehow liable when there is a defect or failure found in the after the Buyer moves in.  Unless otherwise provided for in the contract repairs on a home after the sale often falls on the Buyer.
Even where the contract provides that heating, plumbing, pool & equipment, electrical, etc. be "operative" on or until date of possession, disputes can always arise as to when … (0 comments)

home buying: Are you on the right track? - 01/04/11 11:53 PM
Are you on the right track?
So many times we get stuck on the right track.  We say we are going to do something, then we hit a fork in the road and we have to decide and we don't want to make the wrong decision so we do nothing.Home buyers want to buy the perfect house.  Yes they are on the home ownership track but then they reach a fork in the road.  They read a headline that house prices will continue to fall....so they wait.  But what if by waiting they've missed the house of their dreams...or interest … (8 comments)

As we get ready for a final walkthrough for our client on her first new home the question of blue tape or not to blue tape always comes up.  Yes, we want to look for obvious fixes but the final walkthrough is also a time to make sure that everything you asked for has been done, and completed in a professional manner.  Take your time when you are doing your walk through inspection. It is not the time to be busy dreaming of yourself in the … (7 comments)

Selling Your Home - "Should I list now or wait till the Spring?"  That is the question.  Well lets take a look at what is going on in the market.  This is not your typical fall/winter home buying or selling season.  There are two tax incentive programs that make it "time is of the essence" with your decision.

Below is the process you will go thorugh when buying a home.  Now imagine that you are trying to do this for the first time, interest rates change contantly, qualifications to secure a loan can change, inventory is decreasing.  During this process the buyer must provide money for the following: Earnest Meny, Inspection Fee, Appraisel and in some cases … (3 comments)

home buying: Your local housing market is NOT the national housing market - 08/19/09 02:22 AM
Imaging watching the weather and the announcer is from Boston, Massachusetts and he states that today we will have a high in the 60's with a 75% chance of rain.  This information may or may not be accurate for Boston, but it you are in Franklin, TN not so much.
Well that is what is happening with the media's constant negative drum beat of the housing market. Headlines read,  Housing Crash Continues, Bubble Pops, US housing starts slip in July‎ , and  Housing Market Teeters Between Recovery, Relapse .
Maybe if you are in one of the depressed areas of the … (2 comments)

home buying: The Home Inspection - Then What in the Home Buying or Selling Process? - 08/01/09 05:14 AM
In a seller's market, such as the one we have now Diane O and Friends recommends that sellers have a pre-listing inspection.  Why?  By providing the potential buyer with a "clean bill of health" you make your home more attractive then your competition.  Will an inspection find something even after the seller has made repairs from his own inspection?  Most likely yes, but there should be no major surprises.  An inspector will find something.  It is the inspector's job, and no home is perfect...it has been built by human hands.
The home inspection will include the following:
Appliances Plumbing Electrical Air … (3 comments)

home buying: Mortgage Rates hit 5% - 07/31/09 05:46 AM
A very unusual thing happened today in the market.  Interest Rates went down to 5%.  It is very rare that on a Friday and the end of the month that rates would be lowered.  Why?  Some lenders are saying it is because the media has stopped beating the recession drumbeat.
Lets hope.  If you have been sitting on the fence, this weekend is the time to get off. If you are a first time buyer, not only can you purchase more home now that rates are lower, but you also will receive the $8000 tax credit.  What are you waiting for?  A … (1 comments)

home buying: New Mortgage Rules Begin July 30, 2009 - What it means to Home Buying & Selling - 07/30/09 06:24 AM
Mortgage Disclosure Improvement Act (MDIA) amendments to the Truth in Lending Act (TIL) - also known as Regulation Z - are designed to allow homebuyers adequate time to review specific information related to their loan.
 Changes include:
1. Initial TIL disclosure. A seven-business-day waiting period is now required between the delivery of initial disclosures and the signing of closing documents. This will eliminate the possibility of closing in less than seven business days unless the borrower faces a bona fide personal financial emergency.
2. Up-front fee collection. Up-front fees cannot be charged until after the borrower receives the initial disclosures. If … (2 comments)
