Just thought I would pass on a little fun for the holiday. You all remember "Twas the Night Before Christmas"...well here's one for all of us in the real estate world. Enjoy. "Twas an Hour before Closing" 'Twas an hour before closing and the agents were tense, to close Christmas Eve just didn't make sense. But the seller was booked on the 6 o'clock flight and had warned "THERE WILL BE A CLOSING TONIGHT!" The agents agreed ‘cause their business was dead, and visions of commission checks danced in their heads. The loan was approved by the lender's good grace, Everyone knew 'twas a borderline case. We use this as a philosophy at our organization. For our Realtor and Borrower clients we uphold the exact same values. I feel that this is incredible enough to share because I am also a customer in many situations. Ten Commandments of Great Business 1. A CUSTOMER is the most important person in ANY business; 2. A CUSTOMER is not dependent on us-- we are dependent on him; 3. A CUSTOMER is not an interruption of our work-- he is the purpose of it; 4. I am constantly asked "Is your business being affected by everything that is happening in the industry now?" It's not really the question that concerns me however it is the manner of which it is asked. Sometimes I hear theme music playing in the background of the individual that posed the question which coordinates with their facial expression as if to give me a condolence card and a box of Kleenex after they hear my long drawn out answer of hardship and tribulation which would most likely allow them to share there tales of woe. There is no secret to the amount of foreclosure property on the market that have been sitting around for months at a time because repairs are needed in order to pass an appraisal and even still the banks are selling them as-is. Now that there is an increase in foreclosures these properties are becoming more noticeable in everyone's community. At the same time mortgage programs have evolved back to the basics and many of these properties that can barely pass an appraisal are being purchased with cash. My colleague, who is Mortgage Coach at Renovation Mortgage Plus, had a buyer who was referred to him buy a current client. After he was able to get a Firm Lender Commitment Letter (FLC) from the underwriter on the buyer he contacted an agent and sent approval letter verifying that a FLC was on file. What happened after that amazed me. The agent sends the buyer a list of homes to choose from rather than going to pick up the buyer and spend some personal time with him accessing his goals and objectives. I feel like the Great Jerry McGuire when I say "Where is the Personal Attention?" Where is the love. (2 comments)
