AIG United Guaranty - has just told me that the "Homestyle Remodeler" rehab product through FNMA will no longer be insurable (LTV >80%) in areas designated as a "Declining Market". A while ago I sat down with a Realtor team to make a presentation on how we (Renovation Mortgage Plus) could assist with moving inventory that this agent team was responsible for. Before the presentation I spent 15 minutes or so listening to their method of doing business and their experience with mortgage companies. As I do with all of my partners I informed them that we do not want to disrupt current mortgage relationships we would like to be the Renovation Lending Experts that they use when the time is right. This an experience that I'm sure everyone could benefit from since we all are in the customer service business win which our success is measured in the amount of real estate that we transact. I recently met with a buyers agent and her client. The buyers agent has a current relationship with another mortgage company that provides traditional financing for all of her clients. We met only because her client was purchasing a foreclosure as a primary residence and this specific property needed minor repairs but the buyer wanted to extend a room and upgrade the kitchen which turned into major improvements.
