debbie nieman real estate: My Favorite East Valley Dog Parks - 02/05/16 01:43 AM
Dogs are amazing. Filled with life and love, they’re always by your side. I walk my dog, Lucky, around Ahwatukee as much as I can, but sometimes a simple walk just wont do. That’s when we head down to the dog park. She loves playing and interacting with her newly acquainted four-legged friends. She’s also very fond of mooching pets from us adults. If you live in the East Valley—Ahwatukee, Chandler, Gilbert, Mesa, Phoenix, or Tempe—here are a few of my favorite dog parks to take Lucky to. (the one on the left is Lucky)

debbie nieman real estate: Brunch Down Memory Lane at Wimpys - 01/20/16 11:54 AM
A couple Sundays again, I took my son out for brunch. Like usual, I told him to pick and he suggested Wimpy’s Paradise in Downtown Chandler. I had never been there before, but he said, “trust me mom, it’s delicious.” Boy was he right—like usual.
Wimpy’s Paradise is more than your usual hole-in-the-wall, small family diner in the East Valley. It was once part of Pittsburgh Willys in Gilbert, but now, it’s all under one roof in Chandler. During the week, it serves fresh burgers, hot dogs, and sandwiches for lunch and dinner. On Sundays, it has a breakfast menu with … (0 comments)

If you're like the hundreds of people living in the Mid-west and East coast not to mention our Canadian neighbors, you may be thinking another 3 months of shoveling snow if you're lucky.  Wouldn't you like to shovel some sunshine?
In Phoenix you can experience over 300 sunny days per year on an average with the winter months of Phoenix and surrounding areas of Gilbert, Chandler and Ahwatukee weather permitting allowing you to Hike, Bike Ride, Golf or just walk.  Afterwards why not relax and have dinner with your new friends you met at the golf course with a tasty beverages outside with … (1 comments)

With New Year’s Eve right around the corner, it’s time to decided how you’re going to celebrate. Block party on Mill Ave? Visit the clubs in Scottsdale? Hit up a casino in Chandler? All of these are fun ideas, but be prepared to encountered huge crowds in a bar-like atmosphere.
Personally, I would much rather enjoy a low-key New Year’s party—preferably one where I can actually hear my friends and have a conversation. So, if you’re like me and live in the East Valley, here are a few ideas to help you ring in the New Years right.

Lucky for us, Arizona is full of numerous trails and terrains that are perfect for horseback riding. A lot of them are located in the East Valley, only minutes away from Ahwatukee, Chandler, Gilbert, and Mesa. debbie nieman real estate: Shopping in the 21st Century - 11/27/15 11:14 PM
With all the holidays we celebrate, my favorite has always been Thanksgiving. Not because it was my mom’s favorite, which it was, but because Thanksgiving is a holiday that has nothing to do with gifts. Thanksgiving is a day to get together and celebrate with family, friends, and loved ones.
When I was little, I remember Thanksgiving as the time to over eat, laugh, being silly, and play games. It was all about getting together and sharing memories. We can talk about the origin of Thanksgiving and the Pilgrims coming to America, but for me, it was so much more.
To me, Thanksgiving … (2 comments)

debbie nieman real estate: Breakfast and Lunch in Chandler, Arizona - 11/16/15 11:34 PM
Fresh. Healthy. Delicious. Those are the three words I would use to describe the food at the Original ChopShop Co. in Chandler. After just one visit, ChopShop is now a part of my East Valley breakfast rotation.  One of my clients turned me on to this place. She insisted I check this out after she read my review on Earnest Restaurant.
Located off Boston St. in Downtown Chandler, The Original ChopShop Co. offers an assortment of breakfast and lunch options, as well as a smoothies and fresh juices. Everything here is fresh and made to order, which is probably why it tastes … (1 comments)

debbie nieman real estate: What to look for when purchasing a Home - 10/16/15 03:37 AM
What to look for when purchasing a home can vary from client to client, location to location and what is the budget.
So many buyers want that perfect house to call home.  It’s important for us their real estate agents to guide and education them on the process.  We need to help them self-discover.  Is this a property they will be living in for 1-3 years, 3-5 years or their forever home? (Which we all know is never the case regardless of what they say)
When I speak with my buyers I always suggest to them to make a list of their needs … (6 comments)

debbie nieman real estate: My Trick-or-Treat Advice for a Fun and Safe Halloween - 10/07/15 09:30 AM
Get ready ghouls and ghosts; Halloween is quickly approaching. If you live in the East Valley and are wondering where the best place to take the little ones trick-or-treating, the answer may surprise you. It’s not Chandler, Gilbert, or Mesa—it’s the Ahwatukee Foothills. Now, I’m not plugging Ahwatukee just because I live here, but according to, Ahwatukee provides the most candy with the least amount of walking and fewest safety risks in the entire East Valley.
Here are a few great neighborhoods within Ahwatukee that I would highly recommend.

debbie nieman real estate: Hiking in East Valley- Phoenix - 09/29/15 12:24 PM
After another hot and miserable summer, I’m happy to say it’s finally cooling off soon (I hope)—meaning hiking season is back and around the corner. I’ve been waiting six months, but now, I can finally lace up my Nike's and hit the trails. Hiking is one of my favorite outdoor activities when I’m not blowing bubbles scuba diving. It allows me to play outside, enjoy nature, and get a great workout in. But if you’re like me, hiking the same trails over and over again, or battling the crowds, is not quite my idea of fun. So, to help you out, here … (1 comments)

debbie nieman real estate: Holiday Lights 2014 - 12/08/14 10:42 AM

The Holiday season wouldn’t be nearly so magical without all the sparkling strands of lights and multicolored bulbs hanging from Arizona homes and wrapped around trees. With the hundreds of light displays in the Phoenix area you could celebrate every day of the year and still never see all the Arizona residential real estate and festivities. Here are a few of the light displays that can be enjoyed throughout the month of December, and some even in to January.

Your chance to get into a suburban neighborhood with a zero down loan through the USDA program could be gone forever. After a long delay, the USDA is about to update their eligibility maps.
This is a great opportunity for Arizona homebuyers to take advantage of very generous USDA loan boundaries that allow buyers in many suburban areas, especially around Tucson and Phoenix to participate in the USDA Rural Development loan program. The eligible areas are based on town and city populations during the last census in the year 2000, which is over 14 years ago.

debbie nieman real estate: THINGS TO KNOW WHEN BUYING HOMEOWNERS INSURANCE - 09/08/14 01:34 PM
Buying a home can be so overwhelming that it’s easy to give minimal thought to the homeowners insurance process. Yet, if something happens to your home, homeowners insurance can make or break you. Before you just sign on the dotted line, here are tips to help guide you:
Contact at least three companies to compare coverage. Your mortgage lender can, and probably will, require you to have homeowners insurance. Be sure you get the right type and amount of coverage.  Since you'll mainly deal with insurance companies during times of disaster, make sure the company you choose has great customer service reviews.

debbie nieman real estate: Benefits of Using a Real Estate Agent on your Home Purchase - 09/01/14 01:08 PM

Most real estate agents can set a price on a home the minute they walk through the door. If they have a lot of experience in a market, they know how well a neighborhood holds its value, too.
While anyone can spend a few minutes online and pull information on sales of comparable houses, real estate agents have the experience to know whether a specific house is overpriced or underpriced. In the best-case scenario, an agent will have such a good idea of what you're looking for that she won't even waste your time touring houses that won't work.
