Right now is probably the best time to be a home buyer in metro Denver in several years as inventory levels are up 37% year over year. Here is the latest market data for our 7 county metro area courtesy of SMDRA. The number of homes sold dropped 11% last month to 4,100 sales from last October. Average Home Prices Are Increasing Faster This Year Here is the August metro Denver real estate stats for the 7 county metro area- Buyers closed on 5,024 homes and condos last month, down 5.4% from last year and down 5.6% from 2016. New listings hit 6,088, a 2.1% increase from last year as attached new listings rose 8.9% and detached new listings dropped 0.6%. Lon Welsh and his team over at First Alliance Title are the guru's when it comes to data. They came up with some interesting information. So what percentage of deals fall out of contract? 19%. Interestingly, it doesn’t matter if it’s a cheap or expensive property or if it is spring or fall. The numbers are remarkably consistent each month for the past two years that we looked at.
