So what do you do when your buyer is as dumb as a rock? OK, not everyone is a rocket scientist and these folks are first time buyers. But come on where does personal responsibility start. The total story goes something like this. You explain in detail trying to make the words no longer than 5 or 6 letters with only 2 syllables. You provide them with a CD with characters speaking in English demonstrating through acting the entire process of home buying. Greetings and Happy New Years from what today one could call the deep freeze. You see it is currently 24 degrees and windy but it is winter and considering this will last for only another day...well one need not complain too much since this is only the 4th or 5th cold event we've had in the past 12 months. Speaking of which let me get to the 4th quarter report. Yep the ole end of year. It occurred to me this morning in reading a blog by Eric Bouler entitled Localism Photos, should photos be by local area Members only? That in doing an overview of "The Golden Isles" entitled So What are the Golden Isles I'd neglected to include many of the smaller areas incorporated and not that add to the charm and beauty of the area. Therefore from time to time I'll add another neighborhood to localism within the context of the Golden Isles. The First of these will be Blythe Island. This home is located directly on Windsor Park in Brunswick. This is the home the Managing Broker was raised in. There is an indoor pool, with shower room, an outside building including a laundry room with storage and cedar closet, a green house, an elevator, and much more. The home needs work. The house does need to be updated as it was built in the late 1940's and has had only maintenance with the occational update of equipment such as heat and air. For those who are unfamiliar with what exactly composes the "Golden Isles" it is composed of Georgia barrier islands from about Patterson Island down through Cumberland Island just off the coast of Camden County Georgia. In between you have such well known islands as Sapelo, Hird, Black, Saint Simons, Sea and Jekyll Islands composing the most easily recognized. All of these islands with the exception of Saint Simons, Sea Island Hird Island and Jekyll are accessible by sea only. Of these Hird is accessible by Air and Sea with no land bridge or causeway. The beginning of this story is rather simple. Investor wants property. Broker finds property which is a foreclosure. Buyer makes an acceptable offer, Seller accepts offer. Awh… this is really easy. Closing set for three weeks. Buyer’s attorney receives contract and begins title search. Abstractor for the buyer’s attorney finds a minor problem but thinks they can dig a bit further and find the solution. Buyer’s attorney contacts Broker, client and Lender (Buyers) and says that the title company who will be issuing the insurance has a problem with two minor issues which the Sellers attorney will need to resolve.
