LOCAL REAL ESTATE STATS AND MARKET DATA FOR SW FLORIDA– May 2019 data
MEDIAN SALE PRICE:Locally, the median sale price for single family homes increased about 6% from the previous month to $266,500. but represents only an increase of 1.3% from the same time a year ago.  The median sales price for condos and town homes increase from last month 5.6% to $195,000. This reflects an overall increase of 3.5% from the same time last year.
For the most part, median sales price has been “flat” for the past 4 months, and up only slightly from a year ago.
INVENTORY OF HOMES:Housing inventory for single family home increased 10.2%, and condos/town home inventory increased 6% over the same time last year. … (3 comments)

What you must understand before looking for a canal home:
Two homes sit on gulf access canals in Cape Coral, FL.  Both are the same size, same year built, same number of bedrooms and bath rooms, same finishing touches. In fact, they are essentially the same house.  One however sells for $100,000 more that the other, and both sell at their individual market values.  What gives??  If they both sold at their individual "current market value" no one got a "steal" or over-paid.  Then why the large difference in selling price?
