I still can't explain fully what is going on the SF Bay Area real estate market? Well here is my take on things. I have noticed more sellers and less buyers. Prices are leveling off. Sellers need to be realistic with there prices to attract buyers. Greed is bad. If you are thinking about selling, you have to look at your profit margin and price the home at you lowest bottom number. San Franciisco real estate is on fire! Limited inventory is driving housing prices to historic highs. Affordability in the city, on the other hand, is at all time lows. If you are a buyer,  you need to do is expand your search to include nearby citys. In Oakland, which is 10 minutes from San Francisco, it is possible to find a home in a decent area for half or sometimes even a quarter of the price of "The City". Daly City, South San Francisco, Colma, and Pacifica all give you a lot more bang for your buck.

Buyers are all bidding on the same houses. 
Prices are good for sellers in the City... If you have been waiting for a rebound...It is in full swing! Over bids and multiple offers make it very attractive for todays sellers...The coming months show signs of a new real estate boom. If you sell now in the winter months, you have a better chance of getting the price you want since inventory is extreamly low.

Sellers, don't foreclose without a fight.Ater the bank says they will not help you, try a short sale. After a short sale, you can rebuild your credit in around 2 years to qualify for a home purchase. Foreclosure should only be if the short sale does not work. Once you have your home sold with a short sale, then you start rebuilding you credit and saving so you can purchase a cheaper home with better loan terms. At least try a short sale before you give up the farm!

Banks keep taking forever to respond to short sales. Someone needs to figure out how real estate really works and make these banks respond in a timely manor. As real estate professionals, we have learned, "Time Is Of The Essence."  It is so difficult to keep buyers waiting months, just to get an answer. This slows the agents resources and makes agents work for free for months. This sucks big time. We need to survive also. Buyers Beware! You must take advantage of the great deals out there. Many people are finally not listeningto the news and getting out there and buying. The numbers don't lie. If you can purchase a home do it. It probably is cheaper that renting. Find it and own it. Go to a great real estate agent (like myself) and get them to find some deals for you!. There are homes at ridiculous prices. I have found homes and condos cheaper than my car in the SF Bay Area! Buyers need to be like NIKE. JUST DO IT!

San Francisco is a special place for real estate. Some ares have went down, but believe it or not, certain areas have appreciated! SF is one of the most diverse and beautiful cities in the world. Demand for house here in San Francisco is always high, especially in certain neighborhoods. If you know an investor let them know that some of San Francisco seems to be recession proof!
