Ok, It's time for me to get back on my soap box. I was walking in my subdivision last night and I saw what had to be the worst Real Estate sign that I have ever seen. The frame was made out of PVC pipe and the sign was being held by zip ties. If that wasn't bad enough I pulled out a copy of the listing flyer (Flyer box had to cost more than the sign) and I was once again shock to see that the flyer was just a print out was the buyer's sheet from our MLS. Although credit guidelines for conventional loans have been loosening up somewhat lately, there is yet another very major change coming from Fannie Mae for ALL loans closing as of 6/1/2010. This will affect all loans nationally for all lenders who underwrite to Fannie Mae guidelines
AS of 6/1/2010, lenders will be required to pull a "refreshed" credit report just prior to closing to be sure the borrower has not incurred any new debt especially - not another mortgage. Lenders will be looking for credit inquiries and newly opened accounts.
