calgary real estate: October Market Update - 11/09/09 08:55 AM
With all of the recent, positive housing data, I thought this would be a good time to take a look at how the Calgary and Canadian real estate markets are performing. The most recent average home prices, released by CREB, indicate that we've seen almost 9 months of uninterrupted growth. Back in December of 2008, the average house price in Calgary was $413,049 and as of September 2009, the average house price was $462,465.

Another important real estate market indicator that has seen improvement in the last month is the amount of new housing starts. Generally, residential construction companies … (0 comments)

calgary real estate: Google Street View for Listings - 10/27/09 05:19 AM

Google Street View was launched in the U.S. in early 2007 and now after a long wait Google Street View has gone live in a number of Canadian cities, including Calgary. While this technology has a novelty value (yes you can have all your co-workers show you where they live), it also has a practical value for the real estate industry. For clients who aretransferring to a city where Google Street View is offered, this technology can allow people to get familiar with those communities that they are interested in, before stepping foot in that city. As well, I … (1 comments)

calgary real estate: If These Walls Could Talk.............. - 10/16/09 09:33 AM

A few years ago, I was representing both the buyer and seller in the sale of a bungalow style home, in my licensed area. The home was a terrific price but needed some cosmetic work in the basement. The buyers had a vision for what it could look like and they had the skills to make their vision come true. As a result, they jumped on the property and the closing proceeded without a hitch.
It was three months after possession that I met one of the buyers during an evening walk around our neighborhood. The buyer informed me that … (3 comments)

calgary real estate: Can the Weather Ruin Your Month? - 10/15/09 03:35 AM

With all of the cold weather we've been having in Western Canada, it got me thinking about how the weather affects buyers. I suppose for those who are forced to buy, due to a job related move or transfer weather doesn't really make a difference. From experience, however, I know that a snowy day in October or April can lead to a quiet phone or slow open house, especially in the Calgary real estate market. For those who can afford the time, it seems that buyers would rather wait for the sunshine before venturing out house hunting.

As always, … (4 comments)

calgary real estate: When it Rains it Pours - 10/04/09 09:25 AM
In my years as a Realtor, I have realized that the real estate industry is a feast or famine type of industry. Take for example, last week. On Thursday and Friday my phone was so silent I forgot what my ring tone sounded like. And today, I've got an open house, I'm showing three separate sets of clients homes, writing 1 (maybe two offers) and all before the day has finished (I'm sure other things will pop up).I do love being busy, it just takes some organizational skills to have it all work out.
Speaking of it raining, this is what … (2 comments)

calgary real estate: Permits Explained - 04/25/09 07:06 AM
Whether you've finally decided to build that deck or pave that driveway, there is some information you need to know about building permits for the Calgary municipal area. Of course, all new buildings need a building permit, issued by the City of Calgary but for those who are adding additions or making improvements to existing properties, the rules get a little more convoluted. For instance, most people will not need a building permit when building a fence, so long as the fence does not exceed 1.2m above grade, at any point extending out and away from any buildings. Here is a … (0 comments)
