There is no such thing as a "Failed" inspection on a house. Nor is there an inspection that is considered a "Pass".  Inspections are done for buyers who want to know more information about the house they are thinking about purchasing. These are deemed "informational purposes only."

Is Texas going through a Real Estate Bubble?  My personal opinion is no, we are not.  Take a look at the below graph.

What you see is the real estate pricing of property starting in 2007, when the experts say the recession "hit", through the second quarter of 2014.  The Blue is the United States and the Red is Texas.

He was very upset that the agent he is working with won't send him listings he wants to see, but instead is only sending him listings she thinks he wants to see. I feel like a broken record in all my market reports lately, but Austin really is on fire and doing well!!  People thought the momentum couldn't sustain into the new year, and those people were wrong. Usually I like to break market reports down by neighborhoods, but this one is a blanket analysis over the entire Austin MLS coverage area, for January 2013.
In January 2013 in Austin TX there were 1495 sold listings. In Janaury 2012, there were a mere 1198. That's a HUGE 24.8% increase in the numbers of sales!!

This is something I was told during a recent transaction. I had told the lender to not order the appraisal until after the inspection period was over. I always tell lenders this because I don't want the buyers' appraisal money to be used if they decide to back out after the inspections.  The day before inspections, the lender confirms the appraisal was ordered. WHAT?!  Why would you do that.

Austin TX Real Estate is having a great year! Prices are going up. Days on the Market are going down. Inventory is going down. Demand is going up. Rates are low and buyers are buying. Austin TX ranks #2 for the top 5 Fastest Growing US Metro areas, by percentage.  This includes the entire Austin area and it's suburbs and surrounding areas of Round Rock down to San Marcos. To me, San Marcos is not part of Austin, but the census has included it. It's all of Travis, Williamson, Hays, Bastrop, and Caldwell Counties. What does this mean for the Austin area?
