Why do some buyers and their agents part ways? Let me tell you a story. It's a long story, but I'll shorten it as much as possible...

As a listing agent, it's not the best idea to show your cards and your semi-lack of experience.  I submitted an offer a couple of weeks ago in the million dollar price range. My buyer decided they wanted to do an all cash offer. Great! What does it take to get an all cash offer excepted more readily than a financed deal in this market? Have all your ducks in a row. Hey Listing Agents, continue to not return calls to consumers!!  As McDonald's says, "I'm lovin' it!!"  First, it makes me feel great when I return a call and a consumer is so excited that I called them back so promptly. "I already have a buyers' agent, but I don't like to drag her out to view houses." HUH? This is a message I received earlier today.  This guy, as serious as could be, called to ask if I would show him a house that is over an hour away later this week, but "preferably this evening". What?  Did I hear him correctly?  I actually played the message five times to make sure I wasn't misunderstanding it.  Why would I show a house where I wasn't the listing agent nor the buyers' agent?  Just for kicks? buyers agent: Austin TX Real Estate - They Countered FULL Price - WHAT?? - 09/08/09 09:45 AM
I can't believe this is happened in the Austin TX Real Estate market!  Granted, the Austin market is not hurting like some other markets are, but we don't tolerate over priced listings around here. 
My buyers submitted an offer over the weekend on a house that was greatly overpriced.  I gave extensive detail and examples of how it's overpriced, and how there will be appraisal issues if the sales price is higher than our offer, which was higher than the average comps, and the sellers countered FULL PRICE!

I've heard from many people that their business is picking up and more people are getting off the fence.  But, do you know by how much it's picked up over last month?
To seem busy doesn't mean you're busier than you were.  Maybe you were busy, but it could have been a different type of busy.  Some clients need their hands help more than others.
When you track your stats, you have concrete evidence that you're busy and that things are picking up in your market.  And just because you get more leads doesn't mean your "busier" if your stats stay … (10 comments)

I received a new buyer from my website a couple of days ago.  I saw she was searching for listings within my site and emailed her asking if I could help in any way.
She sends me an email that was very broad and just begged for further questions to be asked.  Her email was, "I am looking for sandy loam property very close to the ABIA. Acreage of 12 or more. Doesn't have to have a house on it, but would be nice if it is 4 bedrooms or more."

I got a call yesterday evening from a gentleman saying he was given my name and information as a referral from one of my past clients. Yeah!  We all love referrals and strive to receive them.
I spoke with this gentleman for about 10 minutes about what he was looking for and time frame and price range and everything of the sorts.
Then, the word RE/MAX comes out of my mouth, because, yes, I'm a RE/MAX agent.

Have you ever picked up your lockbox and it had a bonus doorknob attached to it?
I had a closing where I tried to go get the lockbox right after funding, but I was also giving the buyers' agent enough time to obtain the key from the lockbox.  She confirmed she removed the key, and I told her I would be by the house that afternoon for the lockbox and sign.
I get there, and there is no sign, and no lockbox...

In my market, we have a showing service who sets up all our appointments, Centralized Showing Service.  It's great.  1 call can set 10 appointments for the day, or you can even login to their website and schedule it from there. Very easy.
Within this system, they also send out an automatic email to showing agents from the listing agent asking for feedback on the showing.  You can have your system set to send out an email however many times you want.  I usually do 3. If they don't answer by then, they're not going to answer.

I sometimes wonder is Buyers' agent actually explain things to their buyers in terms that they'll understand.  If they do, why do so many things happen that don't make sense.
My latest example is this:  I have a listing under contract. The buyer did their inspections and presented an amendment to the contract.  My sellers countered back. 
The counter included agreeing to one repair, giving the buyer a $500 repair escrow, and leaving the $1200 fridge that is barely 2 years old.
