css: Do You Give Usable Feedback or Meaningless Feedback? - 01/12/09 06:49 AM
In my market, we have a showing service who sets up all our appointments, Centralized Showing Service.  It's great.  1 call can set 10 appointments for the day, or you can even login to their website and schedule it from there. Very easy.
Within this system, they also send out an automatic email to showing agents from the listing agent asking for feedback on the showing.  You can have your system set to send out an email however many times you want.  I usually do 3. If they don't answer by then, they're not going to answer.

css: Relocating- First Hand Experience Part 2 - 08/18/08 06:11 AM
It turns out that I'm a little spoiled being in the Dallas market verse moving to a smaller market, Austin.  In Dallas, we have a showing service called Centralized Showing Services (CSS).  I would guess 99% of agents use this service. It's very inexpensive, and it's wonderful.
When I need to show 10 properties, I get to call one number and give them all the addresses and times.  The showing service then turns around and calls the sellers to confirm the appts.  The showing service is the keeper of the alarm codes, passwords in case the alarm goes off, and gate … (22 comments)

css: Showing Properties with Appointments - 09/10/07 03:35 AM
I've been reading a lot of blogs lately about how people are having problems controlling their sellers and getting showing on their properties for some reason or another...
Why do you allow this?  When I list a property, I tell the sellers how it works, I don't allow them to tell me how it's going to work.  I'm the professional and I know how to get people into looking at their house.  They don't understand how Realtors and Buyers actually work and how they want to make appointments.
In the listing agreement, there is a place to enter the showing information.  I tell … (44 comments)

css: Dallas Real Estate- CSS bought eHomeshowings.com - 07/28/06 06:37 AM

This blog is to help educate Buyers, Sellers and even other Realtors across the country.  Each market is different and the way Real Estate is done is different.  Austin Real Estate is completely different than Dallas, California and Florida and everywhere else in between.  Some times there will be other things besides real estate as I like to rant and rave as much as the next!!  Come back often!
