calhfa: What Do Most 20-Something Buyers Want in Their First Home? - Definitely NOT Their Parent's Home! - 02/02/11 11:10 AM
I recently came across a Wall Street Journal (WSJ) article that was called, No McMansions for Millennials.  Millennials (aka Gen Y) make up the second largest generation of the 20th century, which is actually not very surprising because as the kids of the 80M Baby Boomers, these 76M Echo Boomers are as nearly significant in numbers as their parents.
According to the WSJ, Millennials are definitely not interested in buying some huge McMansion with sweeping landscapes out in the burbs like the home their parents own.  ABSOLUTELY NOT!!!   No long commutes from the boonies to work for these kids buyers, no … (15 comments)

This is an incredible property and a wonderful unit.  I know, I've been there and have done open houses there before.  The grounds are phenomenal; like a beautiful and tranquil forest in the middle of the city.  With ponds and streams all over the complex fully stocked with ducks, geese, turtles and fish.
The complex is also centrally located to schools, shopping, entertainment, business centers and freeways.  The best part about this home is that it's eligible for CalHFA down payment assistance (dpa).

calhfa: What kind of property can I buy? FAQ - #2 - 01/05/11 05:13 AM
In Part 1, I discussed the different first time buyer and down payment assistance (dpa) programs that are available to prospective buyers here in the Los Angeles & Ventura counties.
In Part 2, I want to discuss some of the specific property qualifying requirements for the different programs that I didn't address in my post links in Part 1.  Here in Los Angeles & Ventura counties, no two down payment assistance (dpa) programs are alike.
While all dpa programs are specifically geared for the low-median borrower, even the income guidelines can vary from program to program.  All dpa programs are all … (3 comments)

calhfa: ATTENTION CALIFORNIA FIRST TIME BUYERS: CalHFA Rolls Out New Program - 10/27/10 07:37 AM

Since 1975, the California Housing Finance Agency (CalHFA) has been making low interest rate loans through the sale of tax-exempt bonds.  As the state's affordable housing bank, CalHFA is a completely self-supporting state agency and the bonds are repaid by revenues generated through mortgage loans, not taxpayer dollars.
CalHFA's mission is to provide affordable housing finance opportunities to low and moderate income first-time homebuyers.  They do this by offering below market, fixed rate mortgages along with down payment assistance (dpa) programs.  CalHFA has recently launched their new FHA program (they've never offered FHA before) as well as their improved Cal30 … (19 comments)

calhfa: ATTENTION CALIFORNIA FIRST TIME BUYERS: CalHFA is Bringing CHDAP Back! - 05/05/09 10:01 AM
The California Housing Finance Agency (CalHFA) issued a press release last night stating that due to the successful sale of mortgage revenue bonds in California, money for CalHFA's down payment assistance program, CHDAP, should be released towards the end May.
CHDAP is a deferred payment, simple interest rate, junior loan of 3% of the sales price or appraised value, whichever is less. CHDAP may be combined with a CalHFA conventional loan program or a government first mortgage loan program like FHA or VA.  CHDAP can be used for down payment assistance and/or closing costs.
I do not know any details yet (rate, loan amount, guidelines, etc.) but will forward … (8 comments)

calhfa: ATTENTION VENTURA & LOS ANGELES COUNTY HOME BUYERS: 100% Financing Still Exists for Some Prospective Home Buyers - 02/13/09 05:55 PM
Last year, CalHFA suspended their first time buyer program that allowed eligible homebuyers to apply for safe and affordable 100% financed home loan programs and as much as another 2% for closing costs.  CalHFA was chartered as the State's affordable housing bank to make low interest rate loans through the sale of tax-exempt bonds.  Unfortunately, when they brought it back this year in June, it was a completely different program and not really an option for many first time buyers.
The loss of these programs left a multitude of prospective homebuyers here in Ventura and Los Angeles County in the lurch for immediate … (2 comments)

calhfa: The Good and the Bad of the New "tax credit" - 08/27/08 07:51 AM
Having researched and poured over the nitty gritty specifics of the recently passed housing recovery bill as well as read numerous articles and blogs on how this bill is going to be either the shot of adrenalin that this housing market needs to get going again or the virtual final blow that drags this market to depths we've never seen in our lifetime, there are two subjects that have definitely struck a nerve within the lending and real estate industry.  The first being the elimination of the seller funded down-payment assistance (DPA) programs and the second being the first time buyer … (0 comments)
