Why do your listings sell so quickly? Do you under price listings?
Sometimes people will ask; “Why do your listings sell so quickly?”
The answer is really quite simple:
1. I know the market, builders who constructed the homes and the history of the NW Austin communities. I’ve seen the ups and downs and I know comparable sales.
2. I prepare an in depth study utilizing comparable sales in order to arrive a market value list price.
3. I spend time preparing sellers for getting their home on the market. I even provide a consultation with a stager.

Geno and I had to run to Houston a few weeks back for a meeting and we couldn’t help but notice 5 or 6 Mega Buses! I finally had to snap a picture as we passed on.

“Foodie Fridays” in Austin
It's the second week-end in March and remember to set your clocks forward! I was reading Texas Monthly magazine the other day and noticed they offered a couple of great places for you to choose from for a fun evening out on the town. One has been rated “The Best New Lounge” and the other “Best New Carb Loading Bar” by the popular magazine. Keep in mind it's the beginning of SXSW week-end and traffic will be crazy!

No more thin plastic bags at Austin checkout counters! Either bring your own recycled bags or be prepared to purchase ones if you want to have something to put your goods in.
A new City of Austin ordinance came into effect on March 1, 2013. They require single-use carryout bags made of recycled materials. The ordinance forbids most retailers and businesses from offering single-use carryout bags-the common thin plastic bag or handless paper bags that are not made of recycle materials.

Any chance we can spend time with our littlest grandson, Hudson, we jump! Our son and his wife found out about a nearby event at the last minute they wanted to attend, and asked if we weren’t busy would we come and watch Hudson...Of course, our answer was yes!!
At 5 months, Hudson is coming into his own, rolling over, lots of smiles for Paw Paw and Nana! He is so precious...we are grateful to be in his life.

Our 11 year old granddaughter Maggie chose Cheer Station to train in one of their class programs. They coach over 550 athletes and have the largest cheer gym in the Austin area. Maggie likes their philosophy that each child can reach their potential through positive guidance and self-esteem building and superior instruction. They consider all their athletes to be a part of one big family while striving to develop the “whole” athlete.
A couple of Sunday's ago Maggie and her group performed in The Mardi Gras contest in San Marcus, TX and claimed first position in her Meteors group!

Canyon Creek Elementary is at it again! The Environment Awareness Committee is calling on the whole community to join in and help recycle your HEB grocery bags. Only HEB bags can be recycled in this program!
When you have 20-50 bags in hand, stack them facing the same direction, then roll them as tightly as possible from the bottom end up to the handle to create a small log. Use two separate bags, one at each end, to tie the log.
