The Austin Board of Realtors® just released December of 2018 market stats which showed a decrease in the median price for single family homes in the Austin-Round Rock MSA (metropolitan statistical area) by .8%. Kevin P. Scanlan the 2019 Austin Board of Realtors® stated “2018 was the highest grossing year on record and for the first time ever the median price for single family homes in the Austin-Round Rock MSA stayed above $300,000 for 10 consecutive months.”

Austin area homes prices are continuing to climb. According to the Austin Board of Realtors Market Report the statistics on September 2018 single family homes across the Austin-Round Rock Metropolitan Statistical Area (MSA) shows flat sales growth in September (still strong for the year) with a blip of a decrease of .9%. However the median price showed a 4% increase and there was no change in months of inventory. Due to Austin’s continued generation of job growth, every day newbies are moving here with a strong appetite for housing.

I know you are probably tired of hearing how the Texas economy is exploding but it’s so strong one of my favorite economists, Neal Spelce said “it’s so strong it has triggered action not taken in 30 years!” What action? Texas State Comptroller Glenn Hegar, by law, is the state official who decides money guidelines for the legislature to follow. He made a certified revenue estimate last year in October and it was a huge increase. Well guess what? For the first time in 30 years he had to revise his estimate! Why? The Austin Board of Realtors (ABOR) just released their figures for March 2018 and the Austin housing market continues to show increased demand, with double digit percent increases in sales in March 2018. Austin broke the record for single family homes in Austin!
It’s amazing to see the Austin-Round Rock Metropolitan Statistical Area (MISA) experience a 10.5 percent increase in sales compared to the same time last year.

The area continues to be a magnet for jobs and new business across multiple industries. The Austin Board of Realtors released their March 2016 report April 21st, 2016 for single family homes and the operative word is “Up!” The number of homes sold shot up 9.3% to 2,552 home sales! Median Price is up by 7.8% to $278,000! Austin is functioning with slightly less inventory than March 2015 with a 2 month supply with the same 54 days on market as in March 2015. Austin’s March Real Estate is on fire!

The Austin Multiple Listing Service recently released their report on Austin Board of REALTORS Austin-area single family homes sale and once again confirmed Austin is smoking hot!
January home sales dipped by almost 2% in Austin compared to January 2015. However the average home price is up 3.8 % compared to January 2015. There are 11.4% more single family homes on the market and pending sales are up 16.6% compared to January 2015. There are now 2 months of inventory in Austin. I read an interesting article Chicken or the Egg Conundrum in Forbes Magazine which totally relates to the Austin Housing market! They asked which came first the house or the homebuyer? In Austin it's definitely the homebuyer. The good news is the Federal Reserve kept a lid on interest rates. Good thing for the buyers if only they could find a home to fit their needs at a price they can afford!

Is your Broker a Leader or a Manager?
 
Do you know the difference between a “Leader” and a “Manager” ? The definition of a Leader is a person who guides or directs a group. The definition of a Manager is a person responsible for controlling or administering all or part of a company or similar organization.
 
For the longest time I thought these two labels were interchangeable. They are not! Think about your Broker for a minute and what best describes their function.

The total volume of home sales in Austin is up but the homes selling in July 2014 were selling at a slower pace. The news suggests a slowdown of the continued upward sales price of Austin homes. It only stands to reason the momentum of rapidly escalating home prices in the 2014 spring market was due to plateau.

Recently Gene went over to our Austin Board of Realtors Store to pick up some booties.
We like to leave these in a basket in our listings so agents and buyers can slip them over their shoes if they don’t want to remove their shoes. Most often our sellers just had carpets cleaned or new carpet installed or wood floors refinished and we want to respect their efforts.
