Check out the Canyon Creek area single family homes comparison of sold homes in the Third quarter of 2015 to 2014.
 
Third Quarter 2015 market performances have been very good, with average days to offer of 24 days, a 17% decrease from 2014.  50% more homes closed than 2014. The average sales to list price ratio was 98.7%...slightly higher than 2014. The average sold price increased by a more palatable number of 3.9% for buyers compared to 24% in 2014!

I read an interesting article Chicken or the Egg Conundrum in Forbes Magazine which totally relates to the Austin Housing market! They asked which came first the house or the homebuyer? In Austin it's definitely the homebuyer. The good news is the Federal Reserve kept a lid on interest rates. Good thing for the buyers if only they could find a home to fit their needs at a price they can afford!

I love to see our students in the Canyon Creek Subdivision mobilize their efforts to make a difference for programs that help others! Kudos to Manjula and Malika for organizing: “Summer Send-Off Celebration" at Canyon Creek Elementary School, on Saturday August 15, 2015 at 5 pm!
Their party is scheduled so the whole family can participate in music, games, food and even a scavenger hunt! How cool is this???

What a glorious week-end! Exceptional blue skies, clear and sunny and 79 degrees all week-end. Today is my Geno's Birthday and the kids and grand-kids came over to celebrate yesterday with Franklin's BBQ and cake and ice cream! Handsome Hudson had fun playing with his big cousins and Beautiful Beckett was taking it all in!!Saturday I had an outstanding open house on my new listing and Sunday it went under contract! I had 14 different groups through and everyone loved the home (what was not to love)! It’s now Monday morning - time to start off your week with a little tech support humor…

Handsome Hudson’s custom “castle” is almost finished!  He was so excited when he came home to find what the contractor had erected!  It has a small rock climbing wall, rope climbing, swings, ladder to the upper deck, doors to a space under the top deck and a slide!  Tell me this young man isn’t in seventh heaven!

Spring break was so much fun this year!  We were thrilled to have the opportunity to be a part of Handsome Hudson’s first spring break in Cozumel!  The boy took on Mexico with great enthusiasm!  Splashing, throwing coconuts in the water, sampling guacamole and papaya...he did it all and did it well!!

We have been hearing this mantra a lot “It’s never been a better time to buy in Austin” and after attending Mark Sprague’s Residential Market Review at Abel’s North on Valentine’s Day morning..…I’m firmly convinced this is a true statement!

Austin is a great place to be! 2013 was the year Austinites felt and saw recovery. Austin is one of the nation’s top job markets. We are seeing Austin’s economy in an expansion mode. Austin’s’ unemployment is at 4.5%!

This is our version of a snowman in Austin.  My granddaughters made this a few weeks ago when we had snow (the light dusting we had).  Looks are deceiving because this is a coffee scoop for a hat!!

 
Our temperatures have been like a yo-yo and frankly I want our Texas weather back...today it’s supposed to be in the 70’s..I sure hope the weather forecasters are right!!
