Christmas has come and gone and I'll bet you have lots of leftover turkey in the refrigerator (again!).  The weather is still cooler and you might be feeling you're going to pop if you eat another thing!

Handsome Hudson is now 15 months old but unsure of what all the fuss was about on Christmas Day!  We came on Christmas morning to find Hudson darting all over the house.  Tables were set, food was were coming in and Hudson wasn’t sure who this Santa was that everyone was talking about.  The truth be known he didn’t want a thing to do with him when taken to see him.

The spirit of Christmas is all around us...we are hearing Christmas Carols, watching the twinkling lights in all places, viewing all the old Christmas movies and busy making plans to be with family and friends.

It’s hard to believe its Christmas week! We had house guests over the week-end..our traveling buddies. We went to dinner which included son and family (of couse handsome  Hudson was a little gentleman)!  It was so nice to kick back and reminsce about our experiences and explorations together. We are thankful for their friendship and the fact it's Geno's brother and wife makes it twice as wonderful! I was able to fit in a listing appointment on another great home that will be coming on  the market in January! Isn’t it wonderful when everything falls into place like clockwork? Does it just happen or does it happen by design?  We live in a world where we are programed for instant gratification. Yes whether we want to admit it or not we are!
Have you planned your business to operate in this mode? If not you better re-think your business plan. Consumers want answers and want them when they think of a question. They can Google anything and have an answer immediately.

There are pros and cons to a residential service contract but I always advise my sellers this is a prudent investment on their part and will be dollars well spent for their buyer at closing.  It is common place in Austin, Texas for a buyer to request the seller to pay at closing a year warranty for the purchase of a service contract.  the cost varies from $400-$550 (without additional pool coverage,etc.). One of my clients moved downtown from NW Austin and told me she was really going to miss "Roasters" on Hwy 620 (located between Hwy 183 and Lake Creek Parkway).  She loves their lattes and their Haven Loaf! 
I had driven by but never stopped but considering her discriminating taste I decided to stop and check them out.  To my surprise they are in the same center as VIVO's which we just patronized last weekend.

Austin is a great town for just about any outdoor racing event!  This past Sunday, June 6th, 2010 the Danskin Triathlon was held at Decker Lake.
This is a women's only competition and this year approx. 1700 women participated.  The race consists of a 0.5 mile (800 meter) swim, 12 mile (20 km) bike race followed by a 3.1 mile (5 km) run.
