My new listing had 5 offers and is now under contract and inspections today! Geno was able to make it out for an early dinner Friday night (oxygen and all and he so enjoyed it) and Saturday his brother and wife came from Houston to spend Saturday night. Sunday I showed a listing that hasn't hit the market yet and wrote an offer for some new buyers...hoping for an acceptance.  I made it to Hudson's soccer game..he is really an awesome player..very determined and watchful making the right moves to score those goals!

It’s an eye opener to see all the mega companies betting on their future in Austin. They are making full blown commitments to our city that you don’t often see around the US. The big office towers downtown and in North Austin’s Domain are visual indicators of this trend.
In Neal Spelce’s latest newsletter (I love to follow what this Austin economist has to say) I agree with his statement: “It’s more than a coincidence. I always enjoy walking through Zilker Park. Right by Barton Springs there is a statue called Philosopher’s Rock that I just love!  What a wonderful local attraction. The first time I noticed it, I was taken with the laid back way these three men were deep in conversation and knew I had to learn more about them. To me time stood still with their smiles and obvious enjoyment of each other’s company.

I love the holiday season! So many fun traditions to follow and one I especially like is “Random acts of Christmas” the "Keep Austin Weird way." As you drive along many of our highways or into our communities you will see families claiming a tree and decorating it…why? Because it makes people smile while they are sitting in traffic or coming into a community.

Canyon Creek was on track to have a record breaking year in 2018 for home sales until the fourth quarter slide. Final numbers proved 2018 exceeded 2017 by 7% but the average sold price, average price/square foot all ended up negligibly different from 2017. No loss. Days on market were up 69%.
So what happened? Austin is a hot market but not all over Austin. We may be the city of choice but many buyers want to live in the inner city locations and are buying downtown and in East Riverside. They love new construction being built.

Canyon Creek was on track to have a record breaking year in 2018 until the fourth quarter slide. Final numbers proved to exceed 2017 but not in the fourth quarter. In December only one home closed in Canyon Creek down 50% from 2017. This year a sought after single story was snapped up….last year two large homes closed. What a difference a year makes.

In case you missed the latest Capital Metro Board vote the passed the pilot program that was instituted last June to a permanent fixture. Capital Metro is going to provide free rides for students Kindergarten to High School. With proper student identification students can ride the buses and light rail free!!

Are you following the trends in Austin’s real estate market?
The stats are out for October 2018 and same song second verse is playing. The median price is up 8%, the number of sales are up 4% and inventory is holding tight at 3 months (remember economists say 6 months is a balanced market). Active listings are up and days on market are longer as buyers take more time in making a decision to buy. They are buying single family homes if priced right and perceived as a good value.

I’m so glad that Roxanne Ford with Austin Title made a monthly commitment to bring a group to volunteer at the Central Texas Food Bank. I’ve made it a priority to volunteer. This month we went to a Mobile Pantry located at Turner Roberts Recreation Center and directly handed out 6,000 pounds of food to 101 people and what a “get it done crew” we had! The serving line moved well with everyone taking a station. We had several strong guys to help the people out with their food.
