Last week-end my buyer flew in from CA to see this Canyon Creek home listed at 10222 Open Gate Drive. We looked at  other communities and they quickly decided it was important to them to be closer to their son. They didn't want to be on top of them but needed to live in Canyon Creek! We made an offer and were thrilled to secure the home. Finding a home on a quiet interior street was a plus!

We've looked for homes in Canyon Creek for almost a year. We found some properties that were close but not exactly what they were looking for and even made offers on them and didn't win the bid on those properties. I've always said sometimes there's a reason when you don't win.... there is something out there better!

NW Austin, TX:  Canyon Creek June 2011 Statistical Report Canyon Creek June 2011 home sales were up 37.5% over June in 2010! The days on market were down 16.35%. The average sold price was down 8.61% BUT the average sold price/Sq. Ft. was only down 1.02%!  Since the actual square foot size of homes sold was down 8.39% it stands to reason the average sold price fell. The good news is more homes in our community are selling in less time for about the same price/square foot as last year. Stability continues!!

buyers: Tucked Away In Your APR - 06/28/11 03:10 PM
I received a good tip the other day from Joe Thweatt with AmeriPro Funding.  Joe has been receiving feedback from the secondary market investors regarding HOA transfer fees.  The secondary market is now requiring that any HOA transfer fees be included when calculating out a borrowers APR on their truth-in-lending forms. As we all know any increase in a borrowers APR of greater than .125% will require a re-disclosure and a mandatory 3 day waiting period.  In the past this fee was not considered therefore had no impact in the APR calculation and did not figure into the equation in the … (15 comments)

Every year we make sure we have a spreadsheet compiled of all sold properties in our Canyon Creek community for the previous year and the first half of the current year.  We do this to help our neighbors fight their estimated property tax appraisal which is sent out in April of each year.  We can petition to protest as long as it's lodged by May 31st of the current year.  We had the nicest call from a resident who utilized our spreadsheet to fight his property tax value and he was able to lower his property value at his hearing last week!  … (8 comments)

In Texas we receive our estimated property tax assesments in April and May and have until May 31st, to protest for our property values for our 2011 property taxes.  The final evaluation comes out the end of October and our taxes are due and payable by December 31st if you want to take a property tax deduction on your 2011 income taxes.  Otherwise you have until January 31st of the next year before property taxes are delinquent.  Every year we compile a spreadsheet with all the sold properties in the year before and the start of the year in our community to help … (12 comments)
