Timing is everything! My sellers just closed on their home in Canyon Creek with a lease back and now closed on this wonderful single story in Cedar Park. They wanted to smart size and when their home went under contract quickly in Canyon Creek we immediately went out looking!

Timing is everything! I have sellers that are under contract on their current home and now that we are through the option period and moving on to closing they made up their mind on the community they wanted to find a single story in!
Inventory has increased so we had many single story homes to choose from. Prices have come down so our cash offer, even with a contingency, was received well! We are under contract and inspections are this week!

Did you know a recent COVID-19 influenced survey found that 45% of home buyers in 2020 had made an offer without seeing the property in person? Realtor.com in April purported “24% of 1,300 consumers surveyed said they’d be willing to buy a home without seeing it in person.”
There are so many changes in the home purchasing process brought about from travel and showing restrictions due to COVID 19. Buyers need to move for job relocations and don’t have time or can’t make travel work in their schedules. They need housing and are reaching out for help. Are you there for them?

I'm so excited for my clients from NYC who just closed on their Taylor Morrision new construction home in the upscale Montebello Community! We went under contract to build their home January 2019 after the wife came to Austin to look at resale and new home construction in fourth quarter od 2018. She found me on the Internet after reading my post on Montebello (August of 2018) and was intrigued with the community.

So happy for my buyers from CA who closed by mobile notary on their new home in Canyon Creek. This is the back yard that in another year will hold a pool and spa.
I helped their son and wife purchase a home in Canyon Creek last December and they are very excited to have their parents move into the community. Just the right distance away..... not right on top of each other.

Last week-end my buyer flew in from CA to see this Canyon Creek home listed at 10222 Open Gate Drive. We looked at  other communities and they quickly decided it was important to them to be closer to their son. They didn't want to be on top of them but needed to live in Canyon Creek! We made an offer and were thrilled to secure the home. Finding a home on a quiet interior street was a plus!

We've looked for homes in Canyon Creek for almost a year. We found some properties that were close but not exactly what they were looking for and even made offers on them and didn't win the bid on those properties. I've always said sometimes there's a reason when you don't win.... there is something out there better!

I was going through boxes of old records that I can finally discard and came across some files filled with the old shiny fax paper only to find there is nothing on them. Totally disintegrated!  It made me think of how we used to transmit data and documents back and forth and how long it took.
We'd meet with a buyer, write up an offer, take it to the listing agent (sometimes meeting halfway in a parking lot) and the listing agent would go meet with the seller and present the offer.
