 Home sales for Canyon Creek are in for September 2019. The real estate summer market slowed in August and September as families turned their attention to getting students ready to go back to school and kids off to college. It happens every year.
Buyers need housing and are anxious to take advantage of the current low interest rates but are resisting escalating prices. Sellers you have time to be ready to hit the market but need to be realistic about your list price and be able to justify with solid comparable sold sales.

I love the right buyer came along and fell in love with this beautifully maintained single story on a quiet interior street in  Canyon Creek!
The buyers are a young couple just starting and reminiscent of the sellers when they purchased the home 10 years ago when first married and starting a family. 
The vaulted ceilings, wood floors and openness of the floor plan caught their eye. The windows opening to the park-like backyard and 50 foot green area was definitely a plus for them.

How is this home still available?  Sellers decided to improve their price for a summer sale and get an offer! Their price has been improved to $450,000.
The sellers listened to the market when it spoke to pricing. They may have been a bit too 'positive' about their original price but, it didn't take too long for them to realize that the market speaks when it comes to pricing. They loved this home in Canyon Creek and moved within the community when they outgrew their house!

We've looked for homes in Canyon Creek for almost a year. We found some properties that were close but not exactly what they were looking for and even made offers on them and didn't win the bid on those properties. This little immaculate gem single story, located in the gated Enclave section in the master planned community of Canyon Creek on Hwy. 620 between Anderson Mill Rd. and Hwy. 2222 is now under contract.
I took over this listing after another agent priced this home too high and wasted precious marketing days with few showings. Outdated wall paper in the bathrooms and a lime green painted bedroom needed to be neutralized. Once these items were addressed and some furniture re-arranged  and removed the photo shoot was scheduled and the marketing began!

Canyon Creek was on track to have a record breaking year in 2018 for home sales until the fourth quarter slide. Final numbers proved 2018 exceeded 2017 by 7% but the average sold price, average price/square foot all ended up negligibly different from 2017. No gain..no loss. Days on market were up 69%.
So what happened? Austin is a hot market but not all over Austin. We may be the city of choice but many buyers want to live in the inner city locations and are buying downtown and in East Riverside. They love new construction being built.
