Congratulations to my repeat client! I love reconnecting with clients I meet even as far back as 1992 when I sold Nelly and her husband this property in the Milwood community at 12406 Blossomwood Drive, Austin TX 78727.
I've stayed in touch over the years and even consoled Nelly when her husband died 3 years ago. They loved their home with it's magnificent trees, vaulted ceiling and tranquil park-like back yard. It's time for Nelly to give up the responsibility of homeownership.

closings: Paying it Forward ~ Suggestions ~ Diverting a closing nightmare - 04/16/11 12:49 AM
One of our sellers several months ago unhooked their washer and dryer and did not cap off their water connection (a simple inexpensive part at Home Depot).  You guessed it - water dripped down the wall and drywall needed to be cut out, replaced hours before closing.
I mentioned this occurance to a seller recently as they just moved out and asked them if they capped their water connection from the washing machine.  She was still in the house cleaning and walked over into the utility room and guess what...the same thing happened!  Luckily we were able to get a contractor over … (33 comments)

closings: Austin Texas ~ What happens after buyer completes the home inspection? - 12/22/10 11:36 PM
Last night I got an email from my seller asking "What happens after the the buyer completes the home inspection?"
When I notified them the inspection was scheduled I explained the buyer and agent would review the inspection report and address any requested repairs on an Amendment and get it to me to present to them for review.  It dawned on my seller something was going to happen now that inspections are in process today and just wanted further clarification.  This is a very natural question to ask to further understand the process.

Closing is looming for one of my buyers and I got an email asking:
"Do you know if I can get a cashier's check for whatever the total money down payment will be?  Out of principle I hate to watch banks take fees on both the sending and receiving ends of electronic transfer when the real cost of them for that transaction is less than paper."My answer was yes, you can get a cashier's check for closing here in Austin, Texas.  It will need to be made out to ABC Title Company where we are closing.  The amount you bring … (18 comments)

Many agents feel like they are being swept away in a sea of paperwork and details in order to make a transaction come together. 
It's true there is more red tape to wade through than ever before.  The bad news is the red tape is not going away any time soon and may get worse.  The good news is you can be proactive and create systems to manage the volume of "documents" (knowing you will be making many revisions).  It might even mean hiring an assistant.

 A good friend of ours owned a condo and finally closed on it with her sister this past week.  Yeah!! Her sister moved to Austin 4-5 years ago and actually moved in with her for the first 3 years.  To offset expenses she helped out with the rent. 
Our friend moved out of town and her sister rented the condo with the promise to buy.  
"Fear of Commitment"  is what we all laughing said was the reason the sister dragged her feet in closing on the condo!
