Canyon Creek ~ NW Austin ~ 78726 ~ January 2011 Statistical ReportHome sales in Canyon Creek, a NW Austin premier master planned community are up 200% in January, 2011.   Now keep in mind that last year only one home closed in January and this year 3 closed.  The interesting fact is that all buyers chose single story homes. Traditionally single story homes command a higher price per square foot which held true in these cases. Buyers are gaining access to the community with a lower price and accepting smaller spaces to live in exchange.

Now let's look at the total number of homes sold in Canyon Creek in 2010. There was a decrease of 23.17% of homes closed compared to 2009.  The average sold price is up negligibly at .60% and the average price per square foot is down only .75%.  The average days on market remain static.
Compared to the rest of the country we are in great shape!

NW Austin, TX: Canyon Creek ~ 78726 ~ October 2010 Statistical ReportOctober was not a good month for homes closing in Canyon Creek compared to last year. However a number of homes in Canyon Creek recently received offers and came to terms with 6 under contract to date!
Loans are taking longer to process therefore the November closing count will be important to see in evaluating how 2010 will finish up!  Even though Canyon Creeks days on market are up 51.56%, all of NW Austin days on market are up 98%!

Canyon Creek NW Austin ~ July Statistical Report
Canyon Creek, a NW Austin premier master planned community showed a 43% decrease in the number of homes closed in July 2010 compared to July 2009.  It appears the larger homes were the prize winners on offers!  Three out of the eight homes closed had pools.  It is interesting to note that last year buyers were purchasing smaller square footage homes.  The average days on market has decreased 6.5% and the price is only slightly lower for homes sold in 2010.
Fewer homes sold in Canyon Creek could be the low consumer confidence level buyers … (2 comments)

2008 ended on a solid note with 72 properties closing and funding in Canyon Creek, Austin, Texas.  There was a 25.77% decrease in total number of homes closed from 2007 when there were 97 homes reported closed and funded.
The good news is there was only a 1.97% decrease in average price/square foot in 2008.  In 2008 the average price per square foot was $110.63 and in 2007 it was $113.66.  The average days on market jumped up 65.63%.  In 2007 our average days on market was 32 days in 2008 it was 53 days.
