Do you recommend buyers get an inspection before making an offer?
 
When you are working with a buyer do you recommend they get an inspection on a home of interest before making an offer? I would say I don’t. Not to say I never would but in our fast paced market ordering an inspection could be a waste of time as there could already be multiple offers on the table before you picked up a phone to schedule one!

Inspection Photo Of The Day ~ Ask MichaelMichael, my seller burst out laughing when he received by email the inspection report on his home with this picture!  I asked him if he really thought he'd catch anything with his location of this mouse trap.  He explained when he had work done on his ducts he wedged this mouse trap in place so it would adequately dry and then forgot to go back up and remove it.  What are your thoughts on his explanation Michael, your inspector in Nashville, TN?

One of my listings underwent inspections on their home this past Sunday.  Yes, I said Sunday!  That is very unusual around Austin because not many inspectors work on weekends.  
Our contract calls for a 7 day option period and the buyer had time constraints with work so the inspector accommodated the buyer's needs.I ask my sellers to leave (a common practice here) so the inspector can do his job and talk with the buyer (the buyer is paying for the inspector) upon the completion of the inspection.  The inspector did take a long time but when my sellers returned they found … (4 comments)

When remodeling or buying a new home under construction in Austin there is a new rule requiring projects to have certain phases of the project to be inspected by an independent 3rd party inspector.  Many home owners and buyers get upset with all the rules and regulations the City of Austin imposes but when it's all said and done they are instilled to benefit the consumer.

As if sellers trying to sell their home don't have enough to worry about! Now when their buyer gets an inspection report there will be a new category: "D" for Deficiency!!  If our kids come home with a report card with a "D" are you or your son or daughter happy??  What kind of reaction do you expect a seller and buyer to have when they encounter "D's" on their inspection report??
Instead of the previous "R" (Not functioning or In Need of Repair) designation as of Feb.1,2009 that will be removed from the inspection report and replaced with the "D" … (3 comments)
