What it means for you…..
In May 2023 we increased sales by 350% and in June we decreased by 89%. How can that be? We had many Under Contract homes in April so it stands to reason we had a higher percentage of closings in May.
In June we finally started to see homes go under contract after 47 average days on market and many price reductions. With 5 Under Contract homes heading into July we can anticipate a higher number of closings.

Over the years Spring has shown us to be typically the most popular time to buy a home. We usually see February as the month activity begins. This year Austin experienced an ice storm that rendered us immobile and took weeks of clean-up before normalcy became restored in March.

If you listen to the media than you’re probably thinking the 2022 real estate market should be labeled " The Good, Bad and the Ugly.” We are so glad to live in Austin, Texas where we enjoy robust job growth and economic expansion. I don’t think that label applies to Canyon Creek.

Our market begin to emerge from the Covid-19 Shelter In Place orders and boy did things take off! The big news is the median and sold prices increased!
Active Listings in Canyon Creek
As of July 31, 2020 there are only 4 active resale homes in Canyon Creek out of 1,330+ homes in the community (3 are in the gated section of the Enclave.). Inventory is anemic....we need homes to list!
 
Pending Sales in Canyon

 Home sales for Canyon Creek are in for September 2019. The real estate summer market slowed in August and September as families turned their attention to getting students ready to go back to school and kids off to college. It happens every year.
Buyers need housing and are anxious to take advantage of the current low interest rates but are resisting escalating prices. Sellers you have time to be ready to hit the market but need to be realistic about your list price and be able to justify with solid comparable sold sales.

It's spring and the real estate market is on fire! I commented on Debe's post this morning how fortunate Austin feels to be nestled in-between Raleigh and Charlotte as the top three fast growing cities in the last decade. I've been working with lots of sellers for months to ready their home for market. As they complete their list we are entering the market place. Agents working with buyer are calling to see if anything new is about to hit the market. Yesterday an agent called who is working with three sets of buyers this week-end! Good news for Canyon Creek - the same number of homes closed in September 2010 than in September 2009.  The average sold price is down by 13.20% but buyers were buying smaller homes thus reflecting a lower sales price.  The actual sold price was only reduced by .90% and the average days on market were reduced by 50.60%!  We are holding our own and continue to gain ground.  In comparing our market to the balance of the country, Canyon Creek is in great … (6 comments)

I was reading a blog from Jane Peters on "I Saw My First Closing Table Today and it Wasn't What I Expected!"  and it made me realize how different closings are in each state.  I would never miss a closing for my buyer or seller!
We have separate closings to cut down on the time (a seller only  has 20 papers or less to sign where a buyer could have quite a stack).

I find it hard to go to a buffet..there are always so many choices it makes your head spin!  It's good to take the lead from someone who knows what is good and can advise you!
Checking out Home Insurance Companies, all they have to offer and compairing rates can also be a daunting task.  You want to know you are comparing apples to apples.

Beverley Kerr, the Austin Chamber Vice President of Research paints a rosier picture than first projected for the Central Texas Economy.  According to her article both Austin Board of Realtors and the Real Estate Center at Texas A&M are in agreement that Austin's existing home sales data through October 2009 reflect marked evidence of improvement.

I was going through boxes of old records that I can finally discard and came across some files filled with the old shiny fax paper only to find there is nothing on them. Totally disintegrated!  It made me think of how we used to transmit data and documents back and forth and how long it took.
We'd meet with a buyer, write up an offer, take it to the listing agent (sometimes meeting halfway in a parking lot) and the listing agent would go meet with the seller and present the offer.

3 days after application ~ An initial Truth-in-Lending (TIL) statement must be provided no later than 3 business days after receipt of the loan application.
7 business days after initial application ~ Waiting period ~ the borrower is not permitted to close until at least seven business days have passed since the TIL was placed in the mail or provided to the buyer

2008 ended on a solid note with 72 properties closing and funding in Canyon Creek, Austin, Texas.  There was a 25.77% decrease in total number of homes closed from 2007 when there were 97 homes reported closed and funded.
The good news is there was only a 1.97% decrease in average price/square foot in 2008.  In 2008 the average price per square foot was $110.63 and in 2007 it was $113.66.  The average days on market jumped up 65.63%.  In 2007 our average days on market was 32 days in 2008 it was 53 days.

Austin is doing well and holding their own through November of 2008.  The median price is only down by 3%! The number of sales is down by 20% for the year and that isn't bad considering the rest of the country!  The bulk of existing homes sold in the Austin area for November were in the $200,000 to $400,000 price range.
