The headlines are showing alarming inventory levels but remember we have been looking at weeks and sometimes days of inventory and now are looking at months. In Canyon Creek we are experiencing 5 months of inventory based on September sales (not on Third Quarter Sales which I will be posting soon). That is slightly lower than 6 months which is considered a balanced market.

Home sales for Canyon Creek are in for October 2019. The real estate summer market slowed in August and September as families turned their attention to getting students ready to go back to school and kids off to college. It happens every year. Buyers are out there on the hunt, but are just moving at a bit slower pace. We see days on market of active properties increasing.
Buyers need housing and are anxious to take advantage of the current low interest rates but are resisting escalating prices, if they are not perceived as a good value. Sellers, inventory is down but don't let this go … (8 comments)

Home sales for Canyon Creek are in for August 2019. The real estate summer market slowed in August as families turned their attention to getting students ready to go back to school and kids off to college. It happens every year, not many sellers have time to think straight until after Labor Day!
Buyers need housing and are anxious to take advantage of the current low interest rates but are resisting escalating prices. Sellers you have time to be ready to hit the market but need to be realistic about your list price and be able to justify with solid comparable sold sales.

 Ask your agent if they are away who covers their business? When selecting an agent to represent you in a real estate transaction you need to know their procedures for working with you.  Are they available from 9-6? Are they accessible both Saturday and Sunday?  How do they communicate: email, phone, text or a combination? Asking many questions will help in the decision making process to find a good agent match for you. homes sales: Canyon Creek NW Austin Market Update ~ January 2010 Numbers - 02/25/10 04:17 AM

The Canyon Creek numbers are in for January 2010 and there are more new listings than in 2009 and the average list price is up by 5.11%.  The same number closed in January 2010 as in January 2009.  I am anticipating February 2010 showing an increase in closed sales.  The average square footage is down by 8.15% but this is only comparing one property!  The average price/square footage is up 5.74%, but, again this is only one property we are comparing. In today's news we are bombarded with negative...negative reporting concerning drastic sliding home prices and mortgages unable to be obtained by consumers.  There appears to be no rays of hope ahead!  It's hard to understand because in Austin we have steady job growth, lower builder starts ( a whole other issue) but a bustling economy.
According to Alamo Title in the month of January our listing inventory is down 32.12% compared to January of 2008.  Taking the week of 1/18-1/24/09 there are 10,311 active listings as compared to 10,219 during the same week in 2008.  That is only a … (26 comments)
