listings: Come On Agents....Really? - 04/14/11 12:42 AM
I have two homes listed that are vacant and I'm constantly amazed at the lack of common sense agents display when showing vacant homes.  Lights are left on all over the home (come on you can see the house is vacant and no one is there to turn them off), back doors are left open (that's really inviting trouble), doors to the attached garages are left open with lights on in the garage (what the?)

In Texas when you make a real estate purchase the transaction is usually closed at a Title Company.  Once you have a contract signed by both seller and buyer the earnest money is receipted by the title company and the option money receipted by the seller's real estate agent or the seller.It's a simple process because the title company holds all funds collected and distributes all funds due.  There is a method to this madness and Alamo Title has a wonderful form they distribute to all parties when they email out the receipted contract.  This form is a great overview that … (8 comments)

One of my listings is under contract and right before closing will be sold to the relocation company and then sold to the buyer.  Everything has gone along well, buyer did inspections and the house appraised.  Seller agreed to minor repairs and is moving out quickly as the buyer is very pregnant and needs to move from across country before this darling little one comes along!The house went under contract fairly quickly so the relocation company just got their inspection report on inspections they conducted on the home. Of course the buyer was to review, initial and sign they had seen the inspection reports which they … (17 comments)

How do you measure your success?The other  morning I was reading Tammy Lankford's post in Active Rain...my client thanks you SO much: a great success story with Zillow worth the read.  She ended her post with a good question "How do you measure your success?" Lately I've been on a whirlwind of listing appointments in my community and will be offering some great properties coming on the market in the next 4 weeks. 
Something I see in common as they are showing me through their homes is my calendar on their refrigerator. I deliver them every Thanksgiving.  Now I'm sure it's not just the calendar that garners me these appointments & listings but it is part of the consistent marketing I do to keep my name in front of them. Don't discount the value of them seeing your face every day!!

I was reading a blog by Connie on Always a Bridesmaid, Never a Bride and I thought oh how true! I've had an excellent listing but we are in stiff competition with the builder who is still building.  Finally my seller agreed to aggressively lower his price after always being in the top three and never getting the nod.  Yesterday we received two offers, negotiated and came to terms with one.  A third agent called saying her buyers wanted to write an offer and was it still available?  The ink was hardly dry but I had the opportunity to say "I'm … (20 comments)

I can't tell you how many times I receive an email or a call from  my sellers with this question " Did the agent who called show my house? They did not leave a business card!" I purchased plaques that say "Agents, please leave your card" for each of our listings to remind agents to please leave a card as a courtesy to my sellers.

One of my sellers asked if I would like a reference letter on my real estate services. They read several in my pre-appointment book before I listed their home and wanted to include one from them.  Of course I would welcome one!  We closed on their home last May and with son's graduation, purchasing a new home and starting a new job in another city I never received a letter.

An agent had been showing several of our listings when her client was in town a few weeks ago.  Her client's job is to start in January and she hadn't found them a place to live!  After scouring all the homes on the market where her client wants to live she got creative.  She started looking at Expired, Withdrawn and Temporarily Off Market homes.

The other day I had a call from a couple I sold a home to 19 years ago!  I remember them well as their sale happened in my first year in Real Estate.  They fell in love with a property across from a park and have been very happy with their home.
